  1. The above applies if you enter on a retirement visa and extend it in 90 days. In the translation above it states it applies to 90 day alterations. In this case 65k "probably" isn't a possibility. I will be here already on a tourist visa and will have 12 months of transfers. In the end, too many variables that are applied inconsistently depending on the immigration office or officer. The good thing though is there are numerous fixes if denied for any reason 🙂
  2. Yes, I assumed this has been done quite often. The 800k isn't an issue as far as having it. Been doing this for years but don't like keeping 800K all year in the account. Sure you can drop the balance after a few months but keeping up with all the rules that apply to the balance is a headache and I just keep it above 800k. I think I'll transfer 65K for the next 12 months. I'll swing by both Ubon Immigration offices in 4 months and show them a one page printout of the wise transfers and ask if this will suffice when I apply for my non-o retirement visa. Also my partner has a property near Pattaya so Jomtien is also an option and from what I read they don't require the 65k to be a pension. If all fails, I will simply apply for a Non-O with 800k in the bank. I worry about using an agent and would rather avoid this route. It is tempting...
  3. It did have AC on Third road on both sides but you needed to use the Treadmills close to the AC 🙂 I had three memberships at one point but usually opted for Tony's. I got a better workout and sweat less than the nicer gyms that had poor airflow around the treadmills. Anybody remember when Tony's stopped allowing members to bring Water? Luke the nutty manager would have a security check and would open backpacks and throw-out all liquids. Miss the place!
  4. Thanks and I did check with Sirindhorn Immigration. Great office but they follow the instructions and aren't very flexible. It has to be a pension but was told the boss lady "might" approve it if I showed here a statement and explained my situation. I have a private pension(USA IRA) also that starts in 2026 which will also not meet the pension requirements. I tried to show them my bank balances so they would understand money isn't an issue but that didn't help. Do you see any issue with intermittently applying for a "new" Non-O based on 800k? I would just drop in 800k prior to applying.
  5. Had a year membership at Cocos but preferred Tony's even with the dilapidated equipment. Coco's is great unless you do hard cardio sessions and unfortunately sweat profusely while doing them. The humidity in the tiny room that had AC was 100% plus if that is even possible.
  6. I'm an American living in Ubon and plan on going to either the University Immigration or Sirindhorn Lake Immigration. I Have been on a retirement visa based on 800k the last 5 years and haven't used an agent. I've been traveling a lot lately and decided not to get a re-entry visa on my last border crossing. I'll be in and out of the country the next 10 months. Hope I covered all the relevant info above 🙂 I live 30 minutes from a border if that is important. Can I apply for a retirement visa based on 65k income (Wise FTT transfers -not a pension) about a year from now(>12 monthly FTT transfers) when I will be on a tourist visa.
  7. No, still healthier than 99.99%. Just my opinion so take that for what it is worth. Do pushups, situps, and pullups which has buffered the muscle loss. I'm an avid runner so other than muscle loss, I'm very healthy. With that said, I need to start adding more resistance to my program as I age and that is best done with weights.
  8. I miss having a gym. Haven't worked out since my gym closed because of Covid. Now I live in an area void of gyms 😞 I setup a home gym with a treadmill and smart bike but it isn't the same. I was very strong for my body weight before Covid and after no weight s for 4 years I wonder. Gyms are what I miss most about city living.

  10. She is doable and put her at about a high 7 but only a fling. It would be hard to pretend I liked her for more than a few hours.
  11. Good point and I do live a few hundred kilometers to the south. The last few weeks here have also been wet. This has been the driest rainy season in the last 4 years here. I assumed that reason for high level of the Mekhong was China releasing water but seems like I'm mistaken.
  12. That is not because of local rains. I live on the Mekong and rains have been mild this year. Not the case for China and they have opened there dams flooding towns down stream in Thailand. The Mekong is huge at the moment and another meter higher will cause lots of pain for many towns.

  14. I think it is true. The finance company in Thailand is the owner. The bank finance company isn't going to go with me to the land transfer office. This is how it works here and I can't change the laws. In America the owner of the car keeps the title with the lien listed on the title. Here the bank keeps the title and is listed on the title as the owner/lien holder. The bank is the only party that can release the lien and this needs to be filed with the appropriate agencies. This can take weeks but the process works.

  16. That is what I intended. Most Thais are familiar with the process but this guy wasn't so couldn't close the deal. He was a nice guy but just didn't understand that the bank would transfer the ownership.
  17. That is what I just told the seller. I will be in America for at least a month and then was going to get a 60 day on arriving. Might be leaving for America again soon after so it might be 6 months. Might just put it in my wife's (not legally married ) name like everything else -555. Hmm, why am I putting this in my name? Think I'm overcomplicating this purchase The process is much easier if done in her name. Maybe I can convince the wife to take care of this purchase with my money and she does have rentals in Chon Buri. She should go checkup on the one that is not rented- yah I like that idea. Done rambling...
  18. That is how a friend did it before but understand your reservations. It seems his bank doesn't do this anyhow so it isn't an option. I trust banks but won't pay the seller even with a sales contract if I don't have the book. Deal is dead at this point which is probably a good thing. My flight out of Thailand is in a week and too rushed.
  19. This is getting more complicated. I have CoR dated September 10 but as of a week ago I'm on a tourist visa. Upon returning from America in November. I will be applying for a retirement visa.
  20. The problem is that the finance companies don't give you the book. They file the paperwork and send the book to the new owner in usually a few weeks. I'm fine with this process but need the sellers bank to agree. They seem to want to send the book to the current owner and then I would need to register at DLT. Too many steps. This is the sellers first time selling a car with a loan so they think, I hope in error, that the ownership can't be filed at the bank.
  21. Interesting and does sound easier. The seller is talking to his bank now. He want's to payoff and do next week but I'll be in America - 555. It seems we could just go to the bank together tomorrow and have the bank send the book when it is ready to my address. Confusing...
  22. I understand the worry but have had incredibly good experiences buying 5 used cars here in the last 25 years. You just need to do a little research and run away from anything sketchy. The best part is if you do get a lemon which has never happened in my case, it is incredibly cheap to fix here vs the west. Just my opinion and get where you are coming from 🙂
  23. That seems easy enough and the same as in America. Steps: 1- get check from my bank for payoff amount 2-go to bank with seller with above check and payoff loan 3-the finance bank in Sri Racha will send the book in 2-4 weeks Do I need a sales contract?
  24. Thanks. It is a good buy and I have the CoR but I think I can do it without the seller. I just need a sales contract, copies of his ID, and power of attorney. I don't want to register in Chon Buri but I can if I have no other choice. Not even sure if I can register in Chon Buri my immigration office is in Ubon. You're right this is confusing...
  25. Assume I go to the bank with the owner and payoff the loan. We will need a purchase contract and ID's. The Thai seems like a nice guy but with too many cars 😉 He is a little clueless so I want make sure I get it right on my end. I live in Ubon and the car is in Sri Racha which means I will have to catch a flight and don't want to spend days finalizing this ownership transfer. I have another flight to America later this week. Does the bank send the updated car book to me after paying it off? I will get the appropriate docs from the seller to switch provinces. Sales contract, copies of house book, ID, and seller power of attorney. Am I missing something? Thanks
