Walked back up the local Soi in Bangkok an hour ago. A number of quite new replacement houses (no shortage of cash rather evident). Lovely floor to ceiling windows, none of them double glazed. Think of the noise reduction and lower cooling costs that that could be enjoyed by double glazing. The Thais just don't get it. A small extra amount upfront will lead to better enjoyment and lower costs for the life of the property. A friend built an A-Frame raised cabin in a southern province a few years ago, he stipulated high ceilings and cavity walls with insulation and a long overhang roof - locals and builder thought he was nuts spending the extra money. Result? No need for air conditioning. Maybe one-day...

Fully synthetic oil of the vehicle manufacturer's viscosity would be my choice. Change as per recommended service interval and your engine will last the longest. Mobil 1 is worth the small extra cost in my opinion for the peace of mind knowing that you've got the best, or as good as. I have Mercedes V-Class 250 Diesel in the UK with the computerised service schedule and it usually recommends oil change at 24,000 Miles (38,00kms). I did this on my previous vehicle and engine was still going great at 278,000 Miles (447,000KMs) with no smoke, oil consumption or turbo issues. Only thing changed was fuel injectors.

At least, the authorities could question those here for more than 180 days as to the source and transmission of funds necessary to facilitate that stay. Say 65,000 Baht per month, then that's 390,000 Baht and above the taxation threshold. Ok so only, 5% on 150,000 to 300,000 and 10% on 300,000 to 500,000 but still a tax on already taxed income. Hassle of invoking double taxation rules will be enough for many to seek alternative pastures. The Thai government need to clear this up before it goes into effect as many are unsettled by the proposals.

Sidegra seems to be the most common brand here in Thailand. 100mg is too strong for me. 50mg is plenty. I buy from proper pharmacies in Bangkok and never had any issue. Guess that the pharmacy in Hua Hin thought they could rip you off. Fair play to you for standing up to them. -

@littlepig 1. Send from your UK bank to Thai Bank in GB Pounds only. Your Thai bank will do the conversion. I send from Llloyds at only £9.50 per time no matter how much. Takes 2 days. 2. VERY IMPORTANT IMO - To ensure that Land Department allow the property title transfer - The transaction statement reference from your UK bank must state that the funds are for "Purchase of Condo at exact address and developement details". Ask your lawyer or conveyancer what the land department require. The last thing you need is for a rejected property title transfer. Some say that full address not needed only "For purchase of Condo in Thailand". Maybe, but why take that chance when you know the exact details? Also, send for more than the total price including any transfer tax etc. If it is 1 satang less than the total then the land department could reject it. 3. Enjoy your new home in Thailand! I have bought two condos here in Bangkok and about to buy a third.

Nice try to derail the topic. I write this from my 2 bed/2bath condo near Victory monument, purchased in 2009. As good today as it was then. The management has been superb (Plus Management) and the building so far from a slum that top consultants from local hospitals bought and live here. I guess I've got only 5 years before it turns into a slum :) Until then I'll continue to enjoy sunsets from our rooftop pool. Not everyone is fixated on profit. Some of us would rather enjoy our lives in a nice community with certainty that we will not be evicted or have rents increased to ridiculous levels. We can also decorate and furnish and maintain our condos to comfort that I've never seen in any rented property.

Avoidance of pregnancy seems to be of greater concern to most rather than acquiring a sexually transmitted infection (of any type). Should be more awareness programs to educate the young. Perhaps the government health department could advertise on TikTok or Facebook which is most teens and young adults seem to watch endlessly. -
