At least with a usufruct, if or when the land is sold on to another party, they could make an offer to you to end the usufruct and the value of the house/building, for what it's worth... which is gonna be a lot less than market value considering the complication involved.. .any buyer that see a deed with usufruct on it is a potential red flag

Supermarkets loved them, if you have the time to wait for them to count them up, or you can leave it with them if you trust them and pick up the notes later

I don't even know which ones in Bangkok are the legit/original ones, some of them have prefix or suffix like years or 'grand' to their name, supposedly they're all related

TT Between Soi 7 and 8 on beach road Central Pattaya has a back room/kiosk that's a bit off the street, but I think their main office on 2nd road has a proper door

The chain 'bought' the recipes and rights to the name off the chef that won the Michelin star, and technically it's the same chef that turns up on opening day and maybe supervise on the quality for a bit?  Can't fault they guy for 'cashing in' though

Hawker Chan the chain is run by the same group that runs Tim Ho Wan which is also playing on the Michelin star laurel too.

It's no different than when hotels make a point about having 'Michelin starred' chef on residence even though the star is awared to the restaurant, not the chef of restaurateur 

For all the problems with bureaucracies in Thailand, you can't fault the Land Transport Office for this one. The lateness in getting new car registration is not with the government, but the dealership, and the people that 'prefers' the 'new' red plates in keeping up with the somchais next doors. Now with the new law and disincentive to keeping the red plate, new car customers can light the fire under the dealer's butt to get their plates properly now

I have used dealers where they out front asked if I wanted real or fake red plates, the fake ones cost half the deposit of the real one and you can keep it without returning and they won't bat an eye

the red plates are as good as no plate in identifying vehicle, due to shortages, many that the dealers give out are fakes, or two real plates shared between two cars with two fake plates to go on the other half, or the real log book with fake plates...

the new law essentially got rid of the red plate and makes it more urgent to get proper plates put on a car before it is driven off the showroom

Insured yes, taxed? not until you have the plate and registration book, hence the crackdown on 'red' temporary plate

You're welcomed to try Banglamung hospital to see if 'efficient' service with minimum staff interaction is any good

You can refuse to hand over the money till the car is registered with white plates, of course, 'your' car could be sitting on the dealer's back lot for weeks, but any dealer worth your business can get it done in a day or two if you wave the money around.

The delay in getting registration paper is that some dealers try to save on the messengers cost by only going to land transport office in bulk, and too often the cars won't get the needed paperwork (registration kit) from the factory because the dealer hasn't 'paid up' to Toyota or Honda or whatever the factory is. The factory would not release the 'registration kit' unless the dealer has cleared funds for the car, for cash purchase this is probably straightforward, but with finance involved they could give you the runaround for months.

Or you can even save yourself 50-100 baht dealer's fee by demanding the 'registration kit' and go to land transport office yourself to register the car, all could be done in a day and you go home with your plates in the afternoon. 

The first few months in Bangkok Hawker Chan is packed full with queues to order and another queues to get seats... strange that the Pattaya

The whole beachfront of Royal Garden Plaza is a strange place, there's a lot of foot traffic, especially tourists, but it seemed so empty, McDonald's moved out, and recently Bon Chon Chicken moved to Central. Parking is horrible there but the tourist crowds and baht bus regular shouldn't be affected by that. Even Foodland's big Took Lae Dee down in the basement is half empty all of the time compared to their Klang branch

When I tried Hawker Chan in Bangkok, the quality was very variable, the first time I tried their famous soya chicken it was dried and bland, I didn't get what the fuss was all about, only on subsequent visit that I get to taste the proper soya chicken, and then a lot of items on the menu were out of stock. It's no fine dining, I'd say they're gearing the franchise to be 'quick service' like western fast food. Looks like it's run by the same group of people that brought Tim Ho Wan the michelin starred Hong Kong Dim Sum place that's in Terminal 21 in Bangkok and Korat now too, that'll be in Pattaya soon enough

ใช่ครับ ถ้ามัวแต่คิดเป็นภาษาอังกฤษก่อน แล้วค่อยแปลเป็นไทย บางที รูปแบบประโยค ออกมาแล้วดูออกว่าแปลมาจากภาษาอังกฤษ

ถ้าพูดกันได้คล่อง แล้วแทบจะคิดเป็นภาษาไทยได้แล้ว ก็จะสร้างประโยคที่ฟังดูเป็นธรรมชาติได้  

อีกอย่างคือword orderที่ตรงกันข้ามกับภาษาอังกฤษบางทีเวลาแปลภาษาอังกฤษมาเป็นภาษาไทย หรือกลับกันแล้วเหมือนกลายเป็น Passive Voice เลย 

สังเกตุการใช้ภาษาของคนไทย มักจะละเว้นคำบุพบท (prepositions) ไว้ บางทีเข้าใจยากไหมครับ

สำหรับสิ่งที่ยากที่สุดในภาษาไทย ผมว่าคือพาดหัวข่าวในหนังสือพิมพ์ ที่ต้องใช้ความรู้ Popular Cultureด้วย ตอนผมเรียนภาษาอังกฤษ ต้องใช้ชีวิตอยู่นานกว่าจะรู้ถึงpuns และ  slang โดยเฉพาะ cockney rhyme  

พาดหัวข่าวแปลกๆในภาษาไทย โดยเฉพาะShorthandที่ใช้เรียกประเทศต่างๆ นี่สร้างสรรคมาก ถามคนไทยบางคนก็ไม่รู้ว่ามีที่มายังไง ใช้มานานแล้ว

Last year I got some from officemate, I ordered online  and they delivered to my house, but they have a branch next to Big C South Pattaya that can order in for you too.

The models I had last year has gas lifting mechanism, the desk is only good for keyboard and mouse, I had to put the PC monitor on a separate desk

The current model looks only good for small monitors anyway

พูดถึงว่า คำ adjective ในภาษาไทย หลายคำ ความหมายเดียวกัน แต่ใช่คู่เฉพาะกับบางคำนามได้ แต่ใช้กับอีกคำแล้ว sounds funny กว่าจะเรียนรู้ได้ ยากไหมครับ ถ้าไม่ได้ใช้ผิดแล้วมีคนไทยมาแก้ไห้ 

อย่าง นุ่ม ผมว่า ใกล้กับคำว่า soft แต่ นิ่ม คล้ายกับ flaccid / flimsy มากกว่า เช่น เบาะนุ่ม  ปกติ แต่ถ้าบอกว่า เบาะนิ่ม ไม่ผิด แต่คนไทยฟังแล้วตลก

หรือ กล้วย ใช้ไม่ได้ทั้ง นุ่ม และ นิ่ม เลย ต้องบอกว่า อ่อน

หรือ คำว่า พูด เอง ตรงตัวก็ speak แต่ก็มีคำว่า บอก tell หรือ คุย converse ยังพอใช้ได้ถูก

ถามเจ้าของภาษาเองก็ไม่รู้ ถ้าไม่ใช่คนที่สอนภาษาไทยas a foreign language ว่ามีกฏอย่างนี้ด้วย

I can see that it is fair to charge the extra 10 baht if the northbound bus 'terminates' at Klang and turn back down beach road, if you want to continue on, hop off and walk across the street to catch the klang-north and naklua section, call it another route if you will... 

heck you can even make the driver/purse lady collect all the 10 baht before klang and makes it clear that if the bus were to continue on, you'll be charged another 10

Most of the Homeworks locations in Bangkok has closed already, There's like 2 left, the locations in good middle class surburbs like Bang Na or Rangsit is gone,  looks lilke Central has vacated the higher end of the DIY market to HomePro

Thai Wassadu is no direct replacement, their higher end stuff like power tools or electrical gadgets is lacking, while the price is a lot cheaper than HomePro

But I do see an expanded DIY section within Central's department stores now, albeit with unacceptable price

ชอบคุยกับชาวต่างชาติที่เรียนภาษาไทย บางทีผมพบว่า มีกฏgrammarหลายอย่างของภาษาไทย ไม่ได้มีเขียนไว้ แต่คนไทยแต่เด็กใช้ถูก แต่คนพึ่งหัดเรียนภาษาไทย ได้ใช้คำที่ปกติคนไทยไม่ได้ใช้คู่กัน แล้วถึงรู้ว่าแปลกๆ เหมือนมีกฏที่ไม่ได้เขียนไว้เยอะเลย น่าจะยากสำหรับคนที่เรียนภาษาไทย
 

อย่างคำว่า นุ่ม กับ นิ่ม งงกันมั่งไหมครับ ว่าคำไหนควรใช้กับอะไรบ้าง
