  1. Usufruct was suggested on both his and his wife's Chanote to guard against being absentmindedly giving away the Chanote due to senility he has 1 Chanote, his wife holds the other, if he has his name on the back of wife's Chanote, she can't sell without him agreeing, and vice versa if she is on his Chanote,
  2. Interesting way to list the item, though it's only time they're found out
  3. having anything recorded on the back of the chanote like usufruct or superficies is enough to put off any creditors or banks, so you record a usufruct or superficies on each other's plot
  4. Many other countries would have clearly defined how many days in a year you can stay using visa-exempt the previous and oft-cited 180 days in a year sounds reasonable, could even serve as a guideline for current regime where anything above you're pushing your luck but could be let in after stern warning would no back to back exempt entry or same day re-entry and land border be reasonable? no genuine tourist would pass up a chance to explore Laos, Cambodia or even Malaysia, Would anyone be caught out by this?
  5. Advantage of superficies is that you can sell/transfer or lease out the superficies, but in either case if they don't want you there there's plenty of means where legal protection isn't worth much
  6. Hasn't there been cases where immigration showed up and asks that Juristic office keep a file on all foreigner and TM30s
  7. 300 baht sounds like local cable, are you in Pattaya or someplace like that with Local Cable company? they re-broadcast digital terrestrial as well as some international channels over the cable in both digital and maybe still analog, as long as the new TV has aerial input you'll be okay, most new TV should still have them and able to tune into the cable's channel, wifi and internet are optional and you don't have to use it
  8. The way the air force sees it, AOT, the airport authority is a private enterprise that is depriving them of their perceived income from use of their 'land' the fact that the land goes back to the government which them reassigned to whomever they see fit has no bearing on this
  9. Previously what did you watch on the old TV? the TV that has wifi or internet connection usually don't require it to watch broadcast over the air like off an aerial or cable box
  10. In case where the Juristic person isn't involved in showing the room and they wouldn't know, you are allowed to have 'friends' over, and if they are concerned about TM30 filing, they are welcomed to help you file it
  11. security updates and latest android version are really required for online banking, if you don't do that on the phone you can continue to use web browser for a few years after it's no longer supported. the lack of distributor in Thailand and parts availability is more of a problem
  12. How much of a discount did you get? I usually buy mine from Apple due to better return policy and customizable options, but if the retailer's discount is big enough, might as well look for a sale with them next time
  13. They accept cards for over 200 baht, foreign credit cards works there still the only reason to use true money app linked with credit card is to circumvent their not accepting cards for purchases below 200 baht
  14. It is unfortunate, the cycling track used to have a bracelet that you use to enter the gate that you can load money into and use to pay for things within the track but they have phrased the using of the bracelet to pay for things out now, but most shops inside there is only setup for cashless since the beginning. SCB bank was the main sponsor of the track and they sort of trialed the bracelet payment but it went nowhere after people start using QR more There used to be that for non cyclist visiting you can get a card from the main office that works like the bracelet and load money onto them like food court card, you can get it from either the office or there's a booth between the food stalls you can get the card from
  15. Japan, Cambodia, Vietnam, Laos, Malaysia, Indonesia, Singapore and Hongkong banks can use Promptpay QR to pay in Thailand now, and vice versa for Thai accounts holder going to those countries so cross border qr are becoming more common. QR linked credit cards seem up to each merchant to accept, as they'll be paying the usual transaction fee if their customers pay be credit card via QR, if the mechant is stupid enough to pay out someone in cash when they paid using QR credit card the burden of the transaction fee is on the merchant, regular people with just bank account can't accept QR payment using credit cards
  16. You can do that in Thailand.... and lived?
  17. I as afraid the cardless ATM was going to be a new 'lock-in' forcing customers to go to their own bank's ATM to withdraw money from apps, but now that interoperability is here it is welcomed, do you see some standards forming like PromptPay that now has some regional interoperability now Also, If you are at liberty to disclose, What's the uptake for withdrawal by 'Bangkon Agents' ie: at 7-11s like? I don't imagine many takers for this option in urban areas with readily access to ATMs
  18. On autos you have to open the throttle a bit to have any engine braking, not advised to go down big hills unless you know what you're doing
  19. price excl vat is per kg (written in thai) 689.72*1.07*1.092=805.89 rounded to the nearest .25 which is allowed however, if the whole wheel was labelled from europe as being 1Kg, the 92grams could be the weight of the packaging, wraps, films and label which ideally they should deduct from the weight but rarely do, when sold in slices they might subtract the packaging weight
  20. plenty of pictures in other 'proper' media instead of these AI assisted word salad purporting to be news article
  21. I wonder if you ask to switch to TOU would they need to replace the meter again or can that be switched on at the meter
  22. A Wave 125 can do 70km/litre both has similar sized tank around 5.5litre, the Wave would have range of around 385km, while the click is at 275km, at the current price of 40baht per litre, it's .50 baht per km for the Wave and 1 Baht per Km for the Click, realistically the 220baht to fill up the tank will last most commuter around month easily, the savings only makes sense for delivery driver if you only look at fuel consumption
  23. There are still difference, semi-auto can do up to 70-80km/litre while 125-160cc autos are around 50km/litre bigger autos like 300+cc would be lucky to get around 20km/litre but if you ride fast a lot more than slow, it might be more economical to go with autos, modern ones with 4 valve and water cooling can happily do 90-120km/hr. speed while semi autos would struggle beyond 90
