You could technically have 'guests' stay over and how are they going to prove that they are indeed your 'friends' that has come over from abroad.
Other loophole is that there is no law preventing you to let to a juristic person like a company, usually the 'no subletting' is in normal rental contract but if both party agree the company renting from the condo owner could have whoever come and go as they choose
There are genuine business that rent a property long term for their employee but have different employee rotate in on a short term basis.
I don't see how any practice or condo by-law could prevent all case of short term rentals, maybe make life harder for the owner in that they must be present and register in all 'guests' in person,

I agree there are some flexible corners everywhere in everything to use it in the wrong way, but not really sure about how they can do this by just doing fake signature,

If you don't sign in the blue/green book, when transferring, if they managed to get a hold of the actual book then they'd only need a photocopy of your ID where you're supposed to sign and signed power of attorney letter from you, and a contract of the sale obviously if done fraudulently all the signature would match since they can sign whatever in the blank blue book and it'd still match.
Signing in the book means at least they'd have to make at attempt to forge a similar looking signature to yours
I've had case where it's been a while since I first sign in the book and my signature has changed a bit so when it comes to transfer the lady at DLT had to ring me up to ask for additional details to confirm if it's really me

Other point is that once you've received the blue book, sign where your name is in the book, otherwise department of land transport will accept any matching signature and can transfer the ownership to anyone with power of attorney's letter. Signing the blue book makes it an extra step harder for anyone to forge your details. Sometime 2nd hand dealer will prefer 'unsigned' blue book as it makes it easier for them to transfer the car around.

ข้า is valid in this context, but it stopped being used in normal vernacular at least 50-80 years ago, to use it on unsuspecting public would get blank looks from them, also there are many meanings for ข้า such as "I"
another word is ไพร่ which although also quite antiquated, is readily accepted to mean 'serf' or servants

ศีล in buddhist context is literally: norms but in use in Thai has become 'precepts' or 'commandments'
Typical Buddihist take 5 'precepts' like thou shall not 1,kill , 2lie, 3steal, 4drink alcohol, 5commit adultery
some take more like 8, male monks take 227
ศีลเสมอกัน is now used to talk about couple, like husband and wife that they are 'of the same cloth' and has no longer any religious connotation, but the Thai guy couldn't get his head around that it's just a figure of speech

MA-LA Craze
Not an actual restaurant visit/review but a note to keep an eye out for the new Thai restaurant craze of MA-LA (Chinese for spicy)
Basically a bbq type restaurant with spicy Szechuan pepper sauce on various things on skewer and of course Szechuan pepper soup.
This trend were first around Northern Thailand and is now everywhere in Bangkok, most are outdoor type like a all you can eat BBQ place, with probably cheap and not very good quality ingredients, but hey, if you want tingly MA-LA Szechuan pepper, they've got it.
It's only a matter of time when one opens in Pattaya

Article is wrong, from Bangkok to Pattaya is 60 baht, pay at Pattaya's gate same 60 as before where you pay at the Chonburi Gate until April
The old booths at Chonburi (Pan Thong) are being dismantled now

In theory once they got rid of the big Chonburi bound tolls and each exit has their own tolls there should be less queue as Pattaya bound traffic only pays once to exit at Pataya, and Rayong bound traffic pays at 36 exit, and countless other along the way like Sri Racha/Laem Chanbang
The remaining bottleneck would then be the Bangkok bound final toll

Short term condo rental crackdown?

Just read a thread in Thai forum about a Thai in Bangkok trying to report a next door neighbor in a condo AirBnB-ing that has 'guests' coming and going in late hours at night and banging on doors, being a nuisance and such they contact every department from immigration to the hotel association and even inland revenue to dob the neighbour in, all of the government bodies they tried contacting just take their details or give them the run-around to contact other department so doesn't appear to be any real crackdown.
The moral of the story is that unless you can vote it some rule at the Condo's AGM and have solid management/juristic person that enforce it, don't expect enforcement from the authorities.
Any condo bylaws that can mitigate airBnB practice is likely to be infringing on other co-owners rights and some condos might already have rules/practice that overstepped their bounds already
