Pollution here is bad right now. Not BKK bad, but I'd avoid exposure if possible.
Gets really bad if you are walking on second or beach road.

Depends on how quickly medical marijuana is made available to the masses.Their fresco menu isn't too bad compared to other fast food. I hear they have a target for 40 locations by 2022, 3 years from now. For comparison I read that McDonalds has 227 locations across Thailand
I'm thinking end of 2020 we'll see a location open along Beach Rd or one of the malls.
Or is that too early?

I read the stronger Thai baht was making it harder to sell rubber overseas.
Thai economy relies a lot on exports and tourism. Two things that do not benefit from a strong Baht.

USD is down about 20% from just a few years ago, and price of goods and services are up over the last few years.

The reason for buy and crush, is sometimes a piece of land with house is cheaper than without.
Being a builder I am confused on what would make you think the approach in Thailand is any different than it is in France? It's all just common sense.
1) Build on an empty plot of land.............Definitely the best way
2) Buy a cheap house on a plot of land, crush the house, and build anew...............you just bought land as same as Q.1 but went to the cost of knocking down and taking away the old house........That is dare I say it Crazy
3) Take a house, destroy all interior walls, and renovate completely. WOULDN'T save enough to justify the risk that you find structural damage which is more likely in Thailand than it is in France
Your biggest problem here is both builders and architects design to make money from selling homes as they do in most countries. You can't swing a cat in the bedrooms the kitchens and bathrooms are made as small as possible and have a total lack of storage.
I have redesigned so many of them I have lost count and easily added 25% to the size to get a decent livable layout
I think you should definitely do the same..hope that helps you.
Also, it would have all the utility hook ups and road. Something that might be missing from an empty lot.

What area are you looking for?
I haven't decided yet, and am flexible. Thinking of chon buri, so easy access to airport and shopping. But wouldn't mind a more mountainous area.

I'm thinking of living in a house. However I have yet to find one that meets my design needs (size of rooms, number of rooms, layout, etc).
In the past, I completely remodeled my house so it was 100% bespoke. So I'm used to this level of customization and am ok with doing it again.
But in Thailand, not having done this, I'm curious which would be the best approach:
1) Build on an empty plot of land
2) Buy a cheap house on a plot of land, crush the house, and build anew.
3) Take a house, destroy all interior walls, and renovate completely.
i see pros and cons to all. I've done #3 in France. No idea how feasible it is to do this here, nor which would yield the best quality and price.
Am interested in hearing from people who engaged in similar choices and how it worked out.

Anyone recommend any good insurance company that offers life insurance for a thai national?
Anyone know of a policy that specializes in covering a thai funeral costs only ( no other payout).
I know in USA you can get a policy just to cover funeral costs, interested if such a thing is possible here.

Indeed. But casual burglars may not have jamming equipment.You can get 3G/4G signal/frequency blockers too...really if someone is intent on bypassing /breaking a system they will find a way...or just wear a wig and stockings on head and break in anyway ! sometimes they just don't care what security measures there are.
Anyone can cut the internet line. Often by accident since they hang so low.

For me, the concern is less the legal duty to be charged, but more:
1) Will the appraisal be grossly unfair. (Ie car appraised at value of 200k Euro instead of actual 25k)
2) Is the level of corruption such that an extraordinary amount has to be paid, or it will be seized?
I'm pondering bringing my car, if for no other reason than it is a classic and there is no available equivalent. I'm also pondering if I should disable it in such a way that if it is seized it is worthless ?
(Maybe go all mad max on it)
I'd love to hear stories from those who succeeded. Given that i see some old imports, it must be possible.

There is a place called EV ASIA that sells electric cars in Thailand. Their site does not show all their cars.
I once saw a showroom at central which showed basically a souped up golf cart. But fully enclosed. 400k or so. Street legal, but not highway legal.
Anyone know how much it would cost to charge a car vs pay gas?

Copies, or old.
They have some new real games sometimes, but the selection is small. Sometimes only five or so.
I haven't found anything here that compares to good old egghead or EB.

I was at the jomtien immigration center, and on the left hand side from within the parking lot, was a small office that offered driving licenses.
They indicated I just fill in the form, pay 25k, and will get the license the next day.
Given that it happens on government land, next to about one dozen police men standing around, one could surmise this is legal ?
(Fun note: auto correct put the word lethal instead of legal)

It's very rare to find a store with pc games. And their selection will be very small (sometimes 5 games).
The price is also significantly more than steam.
If you wish to purchase, perhaps because you like physical copies, your best option might be to buy online. Amazon will ship out here, and there may be some stores in Singapore that ship out here.
In case you were not aware, you can download, install, and buy games via steam. Even pay with Thai credit card. The prices are very reasonable, and almost the entire catalog is available in Thailand.
