  1. interesting thanks for sharing. Why do they need to reverify the account via micro transactions? They already verified the account when I started using wise like 4 years ago! Great, so now we need to wait 7 days up from seconds. That's an appalling regression of service.
  2. Last time I used Wise it popped up some message like "my account was associated with micro-transactions" and it took 5 days to send following some verification. First time that ever happened and not sure if it will happen again. Same bank I always used so I don't know what's up. Maybe they're doing some changes to the system right now.
  3. 30 years is effective ownership if you're retired but I wonder if there's some way to transfer them. Otherwise the market for them would be limited. You know Thai people want to see houses to farang at inflated prices so there may be some way otherwise they wouldn't have all this public marketing.
  4. OK well I guess I got my answer. Targeting foreigners to purchase homes via a 30 year lease seems like a viable business. Retired people will be dead before then anyways so who cares and if the lease permits you can sell to another Thai, which makes it a viable investment for people of any age. If this is true I think the "foreigners can't buy homes" in Thailand narrative is greatly over stated.
  5. I wonder if there are limits on who can issue these leases. Can you transfer the lease to another Thai citizen? If you can do that there are functionally no limits here. Most people don't live in a house for 30 years anyways so buying and selling means they can inflate the property market. Curious if that's what's happening now.

If the 30 year lease thing really exists then there's no limit to the amount of property they can sell and the market is fully open to anyone. That doesn't sound right though so what's the catch?
  8. How do they expect the non-Thai speaking person who is shopping in USD to purchase the house? They must be facilitating the purchase somehow. This content was made for people who are going to move to Thailand and are otherwise unattached, don't have a Thai wife etc.. In fact there are lots of videos of foreigners showing their new house they "bought" in Thailand. I get the impression they've bent the old laws so much foreigners can quite easily purchase land here now via leases/nominees etc...
  9. these pensions were intended to care for people in their old age but they're being used to manipulate your choice of how your retire. It's scandalous the state has any opinion on the matter whatsoever.
  10. Muslim, African and Hispanic immigrants all cost the taxpayer in every European/Anglo country they come to. Denmark apparently wants to actually survive unlike Britain or America and is publicly studying this and making sane judgments.   11. This is how you get ruled over by foreigners. When push comes to shove they will stand behind other Indians before any of you English people. Same for the mayor of London. The same legal status as everyone else but who does he serve? Not you I can assure.

  13. Property developers are in full swing in Chiang Mai. That's all you see built anymore and they're all horrible congested sweat boxes. Now they're targeting foreigners apparently which seems blatantly illegal and all publicly on the internet.

  15. I don't understand how all these illegal purchases happen in the first place. I guess the land office just signs off the papers and doesn't escalate the company in question to the some other agency? seems this would be easy to catch if they had any actual systems in place.

  18. This made me laugh when I saw it. There's a YouTube channel called "Farang Home" (https://www.youtube.com/@faranghomes/videos) which is selling property in Thailand targeted directly at you know who. All prices shown in USD even. Surely these prices are a rip off if you knew the local market yourself but the question is how isn't this kind of thing not illegal? To purchase these you need to setup a fraudulent nominee company right? If not that some entity is issuing 30 year leases but there must be some limit to those in practice. What's even the point of the fraud nominee system, just issue leases right? Help me make sense of this. If every property developer could simply issue unlimited leases to foreign buyers the property market would be swamped right now. I just heard that a shocking 46% of ALL condo sales in Thailand are to Chinese buyers (seen below) and just imagine what would happen if buying homes was just as easy.
  19. Maybe you're a chump and don't care but it's your money so why shouldn't you get it back unconditionally? if your answer is "because they said so" then you're a chump.
  20. Prime minister is an immigrant. If you think just because someone has papers or was born in a certain place that they're "of" that people you're sadly mistaken.
  21. This makes no sense and provides no reasons why the government has this policy against certain countries. They paid in equally so why does it matter where they live? "sounds harsh but" means what exactly? "It sounds harsh I had to kick his teeth in but he deserved it". like that you mean?
  22. Does international schools mean non-Thai students? Some cultures tolerate this and consider it "boys will be boys" etc... maybe even Thailand is like this but I've never seen it myself.
  23. people are coming to live in Thailand because it's cheap. If they take 20% of the money you bring in maybe you can't afford it now. So it's 20k + X% of your income is the real cost.
