    One major factor are the forex futures market and hedge funds. You can lock-in future exchange rates and use leverage to exponentially increase your investment, potentially 10 times to about 100 times or more, based on your initial capital investment.

    Every unit/room has a valve at the meter to shut off the supply. It's standard in all condos. If there is pipe leaking in one condo, the water needs to be shut-off in that condo, without affecting other units.

    Central Group: what is it that successful conglomerates do when their home currency is strong...they expand overseas, just like the tens of global brands do from all countries, even the UK. You don't even try to make a case that the current PM  is trying to protect the elite, you just say it, in spite of the facts and despite being able to support the statement with at least a single piece of evidence. 

     

     

     

    That forecast seem perfectly reasonable. You don't know what it takes into account.

     

    There are many possible BOT policy changes however what the BOT does or doesn't do, is anyone's guess. The BOT has been talking and talking for many months, which only resulted in the baht increasing in strength. The only action the BOT has taken is stated in the article. All the BOT actions, including the 0.25% interest rate drop has resulting in only 0.2 baht increase for a USD, which is insignificant.

     

    With high season just starting, that 0.2  baht improvement will quickly disappear. Without more BOT policy changes, and numerous significant changes, USD will be below 30 baht by January 2020.

    I agree with you. As the Eastern Economic Corridor (EEC) activities increase, billions of Euros and USD are going to pour in, being converted to Baht,  as foreigners buy land, building factories and infrastructure. Foreign capital has already started to arrive, parked mostly in bonds. 

     

    BOT has extremely restrictive policies on THB outflows. With all the inflows forecasts, the baht will continue to appreciate against Euro, GBP, USD. BOT is reacting too slowly and we'll see at least 28 THB to USD  before the end of 2020 and as the article said, 29THB to USD in 2 or 3 months.

     

    THB to USD has moved only 0.2THB for the 0.25% interest rate cut. Normally, that should have resulted in a minimum of 0.5 THB to 1.0 THB. Lots of FOREX hedging continues influence the exchange rate.

    Sure it can be transferred. But how do you know the ratio on the transfer date? You'll need to go to the land office to determine the official ratio. Also the ratio may change between the purchase and sale agreement date and the actual transfer date that occurs in the land office. Buyer beware!

  7. As previous posters have said, look around Pattaya Klang, Arunotai, Big C area. The older condos are larger with lower maintenance fees. Some here don't like Nirun, but the big building has some nice renovated rooms. The hallways are dark and dated but the renovated rooms look nice. 2 pools at Nirun. You can try Maxx Central, it has rooms for sale, but I'm not sure it is a registered Condo in the land office, it claims to be a condotel. 9 Karat condo has finally got new management and things are improving many issues have been resolved; new pumps, new elevators, has a huge pool, have a look, some rooms near your price range.

    We changed water delivery point for upper floor rooms if the maintenance charge is not paid. Municipal water is delivered to the cistern at ground level. If you want water and not paid maintenance, you have to go to ground level with your bucket. Municipal water pressure is not adequate to supply upper floor rooms.

     

    Pipes and pumps from the cistern to the upper floors are common property. We are not required to use common property resources such as pumps, water supply lines, electricity for the pumps to benefit people/rooms that don't pay for the service, namely common maintenance fee.

    I had a similar problem. Get a decent modern IP camera 3mp or higher with WDR (wide dynamic range) auto switching between day/night mode, and white balancing. Hikvision or Dahua cameras are decent ones. Record at maximum frames per second (usually 25 FPS) and maximum quality. Be sure to choose the correct lens based on target distance.

    Mine is a 2012 model, and required the inspection which cost 60b and took about 5-10 minutes. Motorcycles older than 5 years require the inspection.

     

    The office also processes car license tax. There were agents at the office with piles of blue books. I guess car owners can pay a little extra to an agent to get their renewal or don't know how easy, convenient and fast it is to do it themselves.

    Completely legal. You can't prevent the person from entering but you can prevent motor vehicles from using common property, the roadways. Also the elevators use lots of common electricity so not allowing the non-fee paying owner to use elevators is ok too. In our condo, the water is paid to the condo office and the water meters are owned by the condo and rented by each unit. If water meter is not paid then the meter is removed, 300b re-connection charge after water bill is paid. The electricity runs from a unit's electric meter into a circuit breaker panel owned by the condo. The breaker for each unit protects the wire from the electric distribution room to the unit. They haven't yet pulled the breakers in the power distribution but have pulled the meter, if the electric bill is not paid. Some units buy electricity from the PEA and some from the condo. Both PEA and the condo pull meters based on who is providing the electricity to the unit.

    50% tax - no it doesn't work that way in the long run - big companies have multiple manufacturing locations and they'll just shift export demand to another country. Continue to use China resources to feed the China market.

     

    Smaller exporting companies shift their production to neighbouring countries like Myanmar or Vietnam, where labour is even cheaper than China. This is already happening. These shifts may never return to China even if there is a trade deal. Lots of news article about this.

     

    Already, the process to list Chinese companies has become more difficult, expensive and longer. Chinese can get their capital elsewhere. USA is blacklisting a group of Chinese tech companies that develop facial recognition and other artificial intelligence technology already - more to come.

     

    Chinese Communist Party (CCP) members oppose American and Western values such as freedom of speech, freedom to choose and practice religion, etc. etc. A good percentage of Chinese students that come to USA are spies. We could say CCP members are trying to corrupt and oppose Western values.

    The traffic cops like to sit in their air conditioned booths watching TV at busy intersections. Maybe push a button to change the lights if they here lots honking. It's too hot to be on beach road during daylight. Usually, the traffic moves even slower, when a cop is directing it.
