The lease is a bonus. Yes with TM30 and lease immigration should be satisfactory to immigration. Keep in mind that Pattaya has good agents that at very least will assist with COR if any issue. Probably not active however given you will enter with a Non O and previously had account with Kasikorn I would go to bank first without the COR. Explain you are applying for 12 month extension and wish to transfer 800k. -

Slightly confused. Of course you mean 800k each in bank account in your name only. You are obtaining 2 separate Non O + subsequent extensions. If one of you could transfer the 65k per month then that person could use income method. Both doing income method is bit of overkill. We all have own particular life styles but for two people with total of 130k per month is on upper side. FWIW: I transfer approx 110k baht per month for the two of us. The way you outlined the transfers in your OP is correct. I transfer 14th of every month from my Oz online bank app using WISE. In your situation some would suggest using an agent.. 1.6mil for a couple tied up in Thai bank with minimal interest is not nice. -

Flying visa exempt the airline at departure may/will require an onward flight within the 60. As for other questions re immigration at arrival back in Thailand your concern is understandable. If you say that you are going to obtain a Non O at immigration, I can imagine them saying "why not get visa in Hanoi. Push comes to shove then explain the reason as you outlined in the OP Apart from that which immigration office do you deal with. Requirement funds from abroad for Non O application should not be required as the funds have been in Thailand for some time.- 1 reply

Best idea to obtain visa + extensions as individuals. Obtain the Non O e-Visa in the UK. Do not come to Thailand visa, exempt as opening bank accounts would be very difficult.. As pointed out you could use income method in the second year. You would need to follow the financial requirements for money in bank method in first year and simultaneously deposit 65k each into Thai bank account. In that way for second extension you can each show 12 monthly transfers. That's a LOT of income (too much) You may decide just to use money in bank method however that's lot of capital to tie up. If you ever were to marry and if your income/assets satisfy the requirements you could consider a LTR visa. Spouse can stay in Thailand (no financials) if you have that visa. -

Thai interest rates, are lousey. You could consider a FD account. If you opt for that then why bother with income method. -

Assume your partner is Non Thai. In that case best to do individual Non O applications. You could also consider use of agents. Depends on long term plan -

Assume you ain't married. The income method won't work for first extension. Nor will joint bank account. Can you each tie up 800k in a Thai bank account. Assume currently you do not have Thai bank accounts. Have you looked at DTV No offense however you seem naive. How much time have you spent in Thailand previously -

The guy you mention would have been an agent. Agents can do almost zero for extensions based on marriage. He wanted your business. Can only do that for extensions based on retirement -

I cannot provide advice. My limited knowledge on newish changes relies on first hand posts. I haven't read any posts addressing the point you raise. Like many things in Thailand they make changes then fail to follow through with all the ramifications. Edit: not dealing with your question however note that financial requirements for extensions based on marriage are basically 400k in bank for 2 months of the year. Sweet deal IMO -

Not really. Many guys change from based on marriage to based on retirement. For several reasons. Also the reverse occurs for folk with entry from a Non O-A. Extensions from that visa require insurance however if change to based on marriage then insurance not required. -

Pardon but what you post re friends extensions based on marriage seem nonsense. If you friend is on extensions based on marriage he has two options. Money in bank method OR income method. Your post is not clear. -

Excellent. Bangkok Bank pretty much insist on COR from immigration or embassy address letter. The OP could try Kasikorn with just the Non O entry and TM30. Worth a try. -

Stating same old illusion. Immigration require a record of how the current permission of stay was issued. Need to see if eg it was a Non O vs Non O-A etc Yes the non O visa (single entry) is used. Done finito. Stop nonsense -

Your place of accommodation will provide you with copy of TM30. Everyone should always check with their hotel etc that a TM30 will be made. As for the bank... A "certificate of residence" COR from immigration should be sufficient. If immigration or bank fuss about a lease show your month booking and you are still in process of choosing location. Is the accom in Bangkok -
