Your father received a Non O visa and was given a 90 day permission of stay stamp. After the 800k has been in his Thai bank account for 2 months he will apply for 12 month extension. Obviously that application for extension must be made prior to expiry of current stamp. (March 15). You can apply up to 30 days prior to march 15.

Indeed. One thing I suggest for pp renewal via mail (esp Oz) is in regards to passport photos you need to include. Make sure they comply with the guidelines that are included with application instructions . Avoid the cheap printshop joints.

Actually like your summary. Don't follow last point re buy condo. By all means do that if suits your wants. However just for TM30 etc forget it.

Long post about not much. Those with DTV can do an exit reenter via air most likely Without issue. Thinking most of those folk will make it a mini holiday. Perhaps Saigon one example. Those who for whatever reason want border bounce will be best advised to used agent border run company.

Please do as this question has come up previously albeit different variations. If you hit a brick wall with immigration be aware that you can exit Thailand without reentry permit then reenter visa exempt and both obtain Non O retirement at CW. 2 months later obtain 12 month extension. However that should not be required.

So what your wife has is based as dependent referred to a piggyback on your Extensions. She must have entered Thailand with a Non O. I can't see why immigration would not allow her to change to extension based on retirement (obviously over 50) Some posts in attached thread suggest advice from immigration good idea. Did you consider her continue as a dependant?

Think that you mentioned this is your very first 12 month extension from a Non O. For first extension immigration only want to see the 2 months prior to application to check the 800k seasoned for 2 months. So a 6 month bank statement more than enough. In fact some will suggest that your bank books alone with photocopies would be sufficient.. Perhaps poor choice of words. CW immigration does not have SCB branch so the bank letter, bank statement, and deposit on day of application will be done outside of CW. Best to obtain bank letter and bank statement day or two prior and the update and deposit day of application. Have you been to CW previously.

I have zero qualifications to advise. Sounds though you are not paying taxes in any particular country. With respect, your income does not seem to be strong. Taxation on income you indicate may be little. That would not be my main concern. Off topic: however you could possibly be eligible for a DTV in category of online work. Check it out and see if it's useful. Again unrelated (directly) I suggest you defer the house build till such time as your income is more clear.

Just my experience with CW. I never do a TM30 after travel. In last couple of annual extensions I have obtained new TM30 just prior to application for extension. For TM47 ...I opt not to do it in person. After trips abroad I do it via mail.

OP @nomad22 has posted correct answer. If you wish to push the passport renewal off you can just opt to obtain next extension in Aug this year. Would mean your extension valid till July 2026. Your extension is for 11 and not 12 months. As they say: up to you.. OP....I renewed my Oz pp last year. You can now do the process completely online. Your current pp is not posted with application. You maintain it. Requires download form (Oz embassy Bangkok) has details. Walk to post office and post to embassy. Wait and new pp posted to your place of residence. In my case from post to receive new pp was 20 days. Walk in the park. No appointment no pickup etc

That's why I asked about the 400k. Putting taxation aside for the moment.....after you obtain the 12 month extension those funds can be spent. House purchase aside 400k is not a lot of money to support both of you for a year. Keep in mind the 400k will need to go back into bank account 2 months prior to next extension. Back to taxation issue.....it's not clear where your income comes from and where you are paying taxes and also amount of income. I dont find it subjective. Some think you can live in Thailand with a Thai partner on very little. In your posts so far you have indicated ".,I would consider that a lot" (400k) You also mention a house. If Thai wife has land (family) then perhaps 400k could be reasonable however very modest.

Indeed this an option for anyone with extensions from a Non O-A to change from based on retirement to marriage to Thai national. No insurance required. If not married to a Thai you could have opted to exit Thailand and kill off the Non O-A and then reenter visa exempt and obtain a Non O retirement (no insurance).

If you read the tax threads some run into a hundred pages. Personally I'm not concerned. If the tax boggie man comes after me I will deal with that when/if it occurs. All I know is that on my Superannuation (Oz) stream and my rental incomes ...I pay tax to the AU government every year. You mention 400k....why that amount. How do you plan to live in Thailand. 400k makes it sound like annual extensions based on marriage to Thai national.

In recent times there has been issue with TM30 after travel abroad. Immigration was/is trying to sync TM30 with online reporting so wanting first 90 day report after travel abroad to be done in person. IMO it's a big mess. The changes made to TM30 rules in June 2020 have been pushed aside. Full circle back to TM30 required after travel abroad. And then....reports of turning up to do new TM30 and immigration saying ....."returning to usual place of residence TM30 no need!" Are you doing annual extensions?

You will require a TM30. Ask hotel where you are staying to print one for you (simple ) At Lak Si the document check girls will most likely send you away without TM30. Edit: OP, I quoted wrong bloke by mistake, however info correct..
