  1. 5-10 days. Apply early. You have enter by date. When you enter you receive stamp according to entry date eg SETV 60 days.
  2. OP, your post makes zero sense. Certificate of residence is irrelevant. Which immigration office? When 50 you can enter Thailand visa exempt or tourist visa and apply for non O retirement OR obtain non O in own country. You need a Thai bank account in your name only

  8. Seems various immigration offices have moved towards requiring bank statements. This happened to me last extension at CW. I had couple of months with zero activity. They wanted me to provide 12 month bank statement. Fortunately Kasikorn could that on the spot. BBL cannot. Dial me up an agent!

  10. You can apply for extension up to 30 prior to expiry and 45 days at some bigger offices such as CW,CM etc. Your OP is not clear.
  11. Using funds in bank method you would require 400k in bank seasoned for 2 months prior to application and maintain that for the under consideration period. After that the funds can be used. Regards the "bank certificate" that is simply a statement from bank that you are the owner of the account. Best to obtain that on day of application (if possible) also make small transaction to show activity. Your bank book should be sufficient to show the seasoning of the funds.
  12. Not a case of someone got lucky. You would be doing the wrong thing. There are nearby consulates to obtain various visas for Thailand eg Savannakhet, Vientiane etc. In addition some visas can only be obtained in own country or where you have permanent residence status
  13. Tourists that will be not dealing with immigration eg obtaining extension would have zero need for TM30
  14. You ask the owner of the house to file a TM30. Yes local office to where you are staying.

  16. Forget non O-X (5+5yr) Attached thread below. Best advised to obtain a non O based on retirement and do annual extensions. You can obtain a non O in Thailand from a visa exempt or tourist visa entry OR from nearby consulates or in your own country.   17. OP, correct answers above. You can do the extension any office provided you have a TM30 for accommodation in that area. Added note: if you obtain extension in Bangkok you would attend IT mall LakSi TM30, TM7, photo, 1900b, basic copies from pp..

  19. It's a problem for me. Travel OFTEN to Saigon and if I had to attend in person for TM47/TM30 every time after international travel it would be a pain to say the least.
