  1. Receipt of 90 day report not a requirement for reentry permit at airport or at immigration. Mind you immigration offices do what they want.
  2. With rather limited trips to thailand and stays less than 90 days I feel his current option of ME Non O marriage valid for one year is excellent option and available eVisa. Would seem he needs zero interaction with immigration when in Thailand. Non O extensions would also involve under consideration period and possible home visit.
  3. Probably a good option if you ever want to sell so not a big deal. With the advent of items such as airfryers etc oven seems less important. I had one year old kitchen destroyed by termites so you could consider a ongoing company to keep an eye on that. I had to replace it with concrete thai style. For others reading personally was surprised with reasonable cost of granite bench tops.
  4. Thinking the spare tiles was good idea Pressed to think of much else that you would stash away for future replacement. Personally did a big makeover of a townhouse and thinking my main mistake was to put in European style oven. Sounds you are way past those options.
  5. After obtaining a non O-A you can obtain annual extensions each year. The financial requirements are the same for extensions from a non O-A and non O, the one difference being the insurance requirement for extensions from the non O-A. It should tell you something the MANY folk have killed off their non O-A by exiting Thailand and reenter visa exempt in order to obtain a non O retirement. There is an income method available. Unless your countries embassy provides income "letter" you would need show 12 months of transfers as per @flexomike post earlier.
  6. The funds can be in two accounts. Korat is wrong that's nothing new. As for your 60 day extension to visit wife. You don't wait till your current permit is near expiry. The days will be added to your current permission of stay. A decent immigration would have suggested the 60 day extension at same time as rejecting your 12 month extension. Assume you have not previously obtained 60 day extension since last entry to Thailand.

  8. So you obtain a ME Non O marriage in Canada each year. Notice that you stay under 90 days each visit. Personally I would do a lease with wife's folks just to satisfy what you have previously done.

  10. It's an interesting one. There have been reports (couple) of success in obtaining an eVisa for Thailand when in nearby country and even Thailand itself. Think recall both those were UK guys. Yet to read of no issue using that eVisa and fly eg Vietnam to Thailand. Hopefully folk that have actually done that successfully will post.
  11. That's an issue for your insurance company. How does your insurance even come into it. You mention extension based on retirement from a non O. Insurance is not required.
  12. That's the one. Try submitting report again. Obviously you would have changed your entry date for your most recent entry. Did you use autofill? That can be done just after entering passport # and first couple of fields....then hit the magnifying glass symbol.

  15. You need eVisa for Vietnam USA citizen. Only option is 30 day setv. Simple process just did it. Takes 3 business days. Your tourist visa is 60 days not 90. You can obtain 30 day extension to the 60 at Thai immigration. Re appointment. If your appointment at Saigon is AM you can pick up at consulate next day PM . Visas are am apply and pm pick up next day. Are you familiar with HCMC

  17. As a tourist entering visa exempt or with tourist visa you would do nothing with exception of need to deal with immigration office. Typically this would be to apply for 30 day extension. If you plan to have interaction with immigration you would need to provide screenshot of hotel filing TM30 report.

  19. How did you reenter Thailand? Reentry permit? Multi entry visa? Which immigration office told you a TM30 was required?
  20. You do not surrender your pp at CW. Your application for extension will have an under consideration period. You need to be in Thailand to receive final stamp.
  21. You are referring to Sakhon Nakhon. And have posted that in various threads. That immigration office is wrong and no doubt there are others also NOT following new rules as of June 2020. If you exit Thailand and return with a reentry permit or eg multi entry visa to your place of residence you and/or property owner do NOT need to file a TM30. I won't post 2.2 of the new rules as that has been done many times. BTW fact that someone might return and spend night or whatever in random hotel is irrelevant.

  23. No limit but in reality continuous back to back tourist visas with minimal time spent out of Thailand will not work.
  24. Extensions are pretty much automatic regardless where you apply. You need a TM30 that enables you to apply at a particular immigration office. Few basic photocopies of pp. That's it. History in Thailand should not come into it.
