Seems you were not prepared. Above you mention TM3. That would be TM30. The requirements are very straightforward for extensions retirement. Just be aware of what immigration office requires.

There is no need to return on tourist visa that provides 60 day stamp. Visa exempt also provides 60 day stamp and you can obtain Non O from that entry with a TM87 along with financial requirements.

As has been already pointed out... You can obtain the Non O retirement at consulates/embassies outside of Thailand. Note: does not need to be home country unlike Non O-A application. OR You can enter visa exempt after killing off Non O-A.

Just make sure that you don't have a reentry permit when you exit Thailand.

1.They didn't mean Renew the O-A. They meant obtain 12 month extension to your permission of stay. That can be done ongoing. 2. They always state obtain Tourist Visa to obtain Non O in Thailand.. Not required. A visa exempt entry is satisfactory.

A non O-A is valid for 12 months from date of issue. If you exit and reenter Thailand just prior to expiry of the Visa you will be stamped in for a further 12 months. Note the "second year" would also require insurance and would no longer be multi entry if wish to exit and reenter Thailand. No wonder it was popular visa prior to insurance requirement

Is that serious. Thailand has some of the most flexible options to live in this country. If you had chosen to obtain a Non O retirement in home country you could live here ongoing with extensions (no insurance) Perhaps poor planning

So to be clear....what's the plan? To live in Thailand ongoing? You basically have two options. Continue obtaining Non O-A in your home country. Each Non O-A can provide a 2 year stay in Thailand. (explain later) That requires purchase of insurance for each year. OR You can kill off your non O-A by exiting Thailand in the "second year" You can then obtain an eVisa (non O) outside of Thailand. However better option is to just border bounce to kill off the Non O-A and reenter visa exempt (no visa required) You can then obtain Non O at local immigration office. After that the subsequent 12 month extension. No insurance requirement. Edit: fixed up typo Upnotover pointed out.

I just use WISE. The condos I have purchased have in the main been the 3-4mil baht range. Wise transfers have restrictive limit (50k b) to many banks. The limit per transfer to Kasikorn and BBL is 2 mil baht. So two transfers. Done.

Yes Many do that and it's a good option. Since you have the Non O you can just transfer the 800k into Thai bank account. GF has nothing to do with it. If you need to open bank account that's possible as you have Non O entry. Bank may require a "certificate of residence" I keep typing same information and for some reason there is confusion. There is NO Multi Entry extension. There is a 12 month extension of your permission of stay. If you wish to exit and reenter Thailand during that permission of stay you need to buy a reentry permit. Simple. That's just confused gobble de gook

OP, You can enter Thailand visa exempt and receive a 60 day stamp. Be aware that airline at departure may ask for an onward/return flight. My guess is that with the short visit (eg 40 days) you will have a return ticket. Note: Jetstar almost always require flight out of Thailand..
