Landlord can charge the full amount of the damages, even if they are 100 times monthly rental income. I think you are referring to the advanced deposit, some landlords can only charge one month deposit, others can charge two months deposit. The deposit is never to be used as the last month’s rent, that is breaking the terms of the lease.

I just watched the enclosed video and it sums up my position exactly. https://www.facebook.com/share/v/Jg9WVRQMMFH9NLa7/?mibextid=CTbP7E

Looking for 6/7 seaters car in thailand

Getting parts for Chevrolet is difficult. My friend was quoted three months for the parts needed to fix the climate control on his trailblazer. I definitely wouldn’t consider Chevrolet. -

Sadly, you are right, most do. The good landlords put the deposit into a separate bank account, that they forget about until the tenant is ready to move out.

Yes, I think you are right. You need a Variac for it not to do that.

From 5% to 15% market share in Thailand during last 7 months. Now 94% market share in Norway USA Q2 up massively on Q1 UK now considerably over the target of 22% market share. I think you have it the wrong way round.

Ask any BYD owner. Especially Thai as they are incredibly reputation oriented. or you could read this https://en.byd.com/news/byd-ranked-chinas-most-admired-automotive-brand-by-fortune-magazine/#:~:text=BYD came in ranked overall, year's ranking of 15th. Or perhaps you could tell me why you think otherwise? What is the data set that has brought you to that conclusion?

I had one of those, fantastic car. Expensive on clutches and tyres though, both wear quickly.

I think it’s worth mentioning that as a tenant, your total liability for damage is not limited by the amount of your deposit. You could easily be on the hook for a lot more.

Thai tax riddle: Elite Visa holders off the hook?

I accept that, there are a lot of humanitarian applications, especially when people retire from jobs here or marry. -
But everything to do with the post I quoted and was replying to.

Fire blankets are the recommended way to tackle an EV fire. Personally, I think they should be mandatory in every multi story parking. Not just for EV fires.

I have refunded deposits even when I shouldn’t. The only time I kept a 2 month deposit was in Pattaya when someone signed a 12 month contract and wanted to move out after two months, I had a clause in the lease agreement about that, they could provide another tenant acceptable to me and for a small administrative fee, we would change the lease over to them. However, they didn’t offer any new tenant at all and just wanted their deposit back. I told them if I got a new tenant within two months I would refund that portion of the deposit, but it took longer than that so they got nothing back.

An 11 year long tenant is a gift from the gods.

don’t expect a tie court to follow the law. Even when it’s clear cut. We had some children trespass and set fire to some of our property. Under law, the parents are responsible for their children. The damage was about ฿70,000, we sued in the court and we lost, and the judge’s ruling was that the plaintiff was a rich Farang and the defendants were poor Thai people and the rich Farang could afford the loss whereas the poor defendants couldn’t afford to pay. Go figure.

Thai tax riddle: Elite Visa holders off the hook?
JBChiangRai replied to webfact's topic in Thailand News
PR aren’t necessarily wealthy or bring benefit to the economy. Some people would say if you’re stupid enough to spend 2 million on an Elite VISA, then you’re probably spending a fortune here and contributing to the economy and shouldn’t be scared away by stupid PIT changes that have been ill thought out. -
As a landlord it’s the little things that niggle me. Using a scouring pad on stainless steel kitchen cabinet doors. The doors are no longer available, do you replace them all so they match? Wine/beer ring stains on wooden furniture. This can be VERY expensive to fix. Lemon juice/other stains on Granite countertops/window sills. Need to replace the entire countertop, you can’t get lemon juice stain out when it’s left overnight on a black granite countertop. Red wine stain on a seat, fabric no longer available, all matching seats need recovering. Even 100,000 THB in deposits wouldn’t be enough.

It all depends on the battery chemistry. Lithium Iron Phosphate as fitted to BYD’s is much safer, punctured batteries peak at 60•C and don’t catch fire. It causes cancer too, radiation therapy is a risk.

Thai tax riddle: Elite Visa holders off the hook?
JBChiangRai replied to webfact's topic in Thailand News
I was met by thai privilege co. this morning who escorted me through checkin etc. She confirmed sales of Elite Visa’s have dropped off a cliff. Dropping PIT to wealthy Elite Visa holders would seem like a good opportunity to kick-start sales again, IMHO. -
Definitely the fast microwave. BYD Seal Performance has an almost 50:50 weight distribution, 60% power bias to the rear wheels and 530hp and it’s easy to spit the back end out when you want. And an instantaneous throttle response which you cannot achieve with ICE. And when you want silence you can have it.
