"Weapons for hunting and sports..." If this means shooting defenseless animals purely for the thrill of killing an animal then why, in 2023, have we not learned to be more civilized. Why should animals be killed / lose their life for the thrill of an ignorant human being. Time to get deeper into no violence attitudes and thinking. Please.

I did work visits to an oil refinery (multi national) every 3 months for about 6 years, 1.5 hrs drive in a company mini van to the site. Van driver had a handgun on the vehicle console and did twice fire, while driving, at cars which he thoght had cut him off. Plus about once a year open gang warfare on the refinery site amongst the operating vesssels and columns. Several internal gangs, every attempt to get them to put their handguns in personal lockers with lock before they went onto the operating site had totally failed. For good reason* my Japanese colleagues totally refused to visit the site, even go to meetings in Manila. (*on one trip a Japanese engineer (spoke English) politely asked the driver to slow down. Driver stopped the van 10 minutes later at a bus stop he knew (still 40 / 50 minutes drive to the refinery) and told all the Japanese to get out. As he was driving away, to resumed his route to the refinery he fired 2 shots in the air. Total cowboys.) -

And be aware that many people carry handguns, city and rural. -
In every case the rental ageement was for 12 months renewable. I'm well aware that gaining long-term tenants is very desireable which is why I never aimed for the highest possible rent, always about 20% (just a guess) lower than similar properties. But it's a luxury residence, 3 large bedrooms and 3 baths, western style well equipped big kitchen, furnished with quality classic furniture, many air-conditioners, lock up 2 car garage with remote control gates, with pool. In fact in every case the agent pushed me to go for higher rents (because it would increase her initial commission) but I insisted on a lower amount.

OK, but there's a case to say that's not efficient. Do you think the clever supply chan operators have their vehicles do retrun trip with no load, no income? No, they plan carefully (plenty of software packages to do the planning so that the vehicle produces income in both directions. Is the giant truck the same? Well a some clever thinking might well produce some way the return trip produces some income. Myabe focused on big items which have low weight? I'm aware of a very productive supply chain operator in Singapore, they supply everything to all McDonalds, all KFC stores and other food chains. on their return journeys they carry finished food products (in excess of daily walk-in sales needs) from many food manufacturers (incl/. McD, KFC and more). Many of these places use their ovens during less busy periods to make bakery products. All well planned for total efficiency and best production of income.

OK, but what I'm really saying is that the elected gov't / the people of Thailand should NEVER be intimidated by the military and should NEVER be concerned about upsetting their delicate feelings. -
What do they provide for the 50,000Baht a month? Do they actively listen to and respond to instructions / policies decided by the owners committee? Is the nominated Juristic Person: - An employee of the building Management company? - A member of the owners commitee? - An owner not on the owners committe? - ? I ask this question because years bck in BKK we employed a Building Management company. The onsite lady manager from this company quickly decided to ignore/change orders / policies coming from the owners committee and she decided to spent the common funds without asking the committee and without a second signature. She also 'dismissed' the owner who had been the 'Juristic Person' (JP) and decided a JP wasn't needed. She also reduced the insured amounts on the building insurance without any discusion with the owners committe. Also insisted that owners were not allowed to speak at the very quick AGM. Senior policeman unit owner challenged her and refused to stop talking when she intructed him to do so. Snr. cop called another Snr. cop from an economic crimes unit who lived nearby, he came quickly. Within an hour a legal vote was taken, owners decided to dismiss the m'ment company and it's lady manager on the spot.

So they need to do the work. Bottom line a quality government should never allow a situation to develop where the military needs to take an action against it's own citizens. -

YES, but how many really gain a valuable skill which would be recognised as desireable / valuable by an outside employer and bring a good salary? As well known many end up: - Sitting around all day doing nothing? - Signing their very small salaries over to their CO? - Work 18 hrs per day 6? days per week mowing lawns / sweeping driveways etc? -

But sleeping generals cost money, big money over a year. And a smaller smarter army would reduce costs. More money to support welfare ativities. -
If your question is directed at me; YES I always took 2 months: 1 month security, and 1 month for the tenancy period just starting. In every one of the 4 experiences I wrote about the 1 month security money didn't cover the damages / expenses involved. And further there's time spent on trying to get the situtions involved fixed, loss of any financial return in some cases becuse the agent was entitled to a commission equal to 1 month rent. Then time spent / delay in gaining another tent. I'm wondering if you believe that taking 1 month or 2 months security deposit is the magic answer? It's not. Further, I know / I realize there are bad landlords, and there are bad tenants.

And if that upsets the generals so be it / bad luck. Show them who the boss is - the elected government. And get on with downsizing the army and cancelling say 200 more 'sleeping' generals and colonels. Start a new model, no conscription, a small intelligent well trained well paid Army with modern equipment. Again if that upsets the generals so be it / bad luck.
