No, you are not correct, you stated that an eviction notice from a judge has to be presented giving seven days to leave. The owner can give that written seven-days notice without the involvement of a judge. Seven days notice to leave, after that a judge's eviction order...officially.

Read your lease agreement. If it is not specified, the owner, obviously, can give you notice to leave for not paying the rent, why should he risk allowing you to stay when you've already shown that you're not a good rent payer?
