Residential market slows, new stimulus packages awaited
KhunLA replied to webfact's topic in Thailand News
She will be living in that condo, and in high demand, HiSo neighborhood, obviously. She's pretty savvy buyer. Her other, investment property, only 1 so far, is a townhouse (3X larger @ half the condo price) in Rangsit area, near Uni, so renting has been easy, covers cost & then some. Just those 2 units, condo & townhouse, will be paid off in less than 20 years, giving her income to retire if wanting, at 45 yrs old. Chip of the ol' block ???? -
If you go to T Bar ... tell Steve, hopefully still kickin', he'll be behind the bar, that "LA says Hi" LA as in 2 letter, not la la la ????

Love the the year to year comparisons. Shh ... don't mention 2019 #s Impressive recovery though, for TH, with Samui being a favorite for many (not me): https://www.statista.com/statistics/994693/thailand-number-international-tourist-arrivals/ So hard getting accurate #s at times. 2 conflicting 'Wiki' #s, and I find hard to believe either IMHO. One too high (no source listed), and the other, for 2019, seems low. ... "Ko Samui hosts some 2,700,000 visitors per year." ... 2019 - 1,208,882 (Source: Thailand's Department of Civil Aviation & C9 Hotel Works). Though might be accurate, since just air arrivals on 14,325 flights. https://en.wikipedia.org/wiki/Ko_Samui#:~:text=Ko Samui hosts some 2%2C700%2C000 visitors per year. https://en.wikipedia.org/wiki/Samui_Airport

@GregBow That's actually a decent price from BKK Hosp. group, as usually on the high end. The cardiologist probably works all 3 hospitals, Govt, probably much cheaper there, BKK Hosp, and AEK Udon, probably most expensive of the 3. Best option, would be as suggested, KK, if money not an issue, as excellent heart hospital there. Though placing a stent is pretty standard, low tech procedure now of days, and the 1 cardiologist in UT was excellent, and highly recommend by those who used. Don't know his name though, so can't recommend.

The long running 'Sports Bar' is still on soi samphan, I think. Not a sports fan, so really haven't a clue. T Bar will play any sports, and that's Steve & Mali's restaurant / bar, or was, last time there. Thinking about it, not sure Steve is still with us, as my age, and had a few health issues last time we chit chatted. We got to Udon Thani about the same time, and always had a successful restaurant / bar operation or 2 going. First one, Steve's and was long running, till sold to another guy (named Steve, 2 many Steve s), who sadly off'd himself. Steve & Mali's places were the best for Brit fare any way, always was IMHO, meat pies & Sunday Roast. Another was excellent for Sunday roast but closed long ago. Harry's was another long running western fare, good beef stew, out on the ring road. Along with TJ's Steaks, for Yank fare, closed now, I think. Was the longest western fare restaurant in UT, I think. Good burgers, Chili, & meatloaf.

How about a solar car port on a budget?
KhunLA replied to Crossy's topic in Alternative/Renewable Energy Forum
And me ... apparently, we're too poor to pay. Although we have 30amp service, so shouldn't qualify. Last time they stated no payment needed, that adjusted it. Guess in a month or 3, they'll realize yet another oops and tally up the months and bill us. Strange, use no units, and have to pay the conx fee. Same last month, minimal use, but billed. This month more used, and 0.00 due . Not complaining, just an observation ???? Better start saving for when that big one comes. -
Biden Accuser Tara Reade Claims She Fled to Russia Fearing for Her Life

The spin already ... totally different news coverage from MSM, anyone surprised Accuse Trump .... "believe every woman" Accuse biden ... discredit the Russian plant ???? -
Only the business, and that's always been for sale. At least 8 people have run the Clock since opening. That's a bit telling. Only Steve & Mali did it justice, after the original leasee (named Steve also) let his sister run it into the ground. Seems all the bars businesses are sold for 'health reasons' ... ???? Must be stressful endeavors ???? Think I've only visited the Clock twice after S&M stopped managing it. Last time I was there, my daughter was old enough to realize the happenings of the soi (next door ish/hookers) and looked at me like I was nuts for even thinking about having lunch on the soi. That was embarrassing, and last time I got out of the car on soi slum. ????

Yellow Line’s Month-Long Trial Run Starts On Saturday, June 3

Rabbit card or MRT card ? -
As suggested Villa Markets, Tops, Gourmet Market. Definitely not online, as you can't see what your getting until received. As long as you know how to cook a steak, properly, all is good. If not, then spend the money on a good steakhouse restaurant. Pretty hard to screw up a filet mignon, and tenderness may win over the extra fat flavor of say a ribeye with her. Does with my wife.

Thailand's Election Commission Probes Pitha's ITV Shares

Apparently the people's choice, doesn't know how to 'read instruction'. Not sure that qualifies one to lead a govt? -

# 1 & 2 work for me. Scratch #3, and just do the inter'l upscale hotel circuit if bored on the road. A few art museums & viewpoints I wouldn't mind peeking at. -
DeSantis Says Wife Would Be on Magazine Covers ‘if She Were a Democrat’

She voted 'party lines' as did most rep. She was the second biggest loser in any incumbent's re-election of recent times, proving the 'people' didn't want her to represent them. "Cheney lost the August 16, 2022, Republican primary to pro-Trump candidate Harriet Hageman, with 28.9% of the vote to Hageman's 66.3%. Her margin of defeat was the second-worst for a House incumbent in the last 60 years, behind that of South Carolina Republican Bob Inglis in a 2010 primary runoff." https://en.wikipedia.org/wiki/Liz_Cheney "

Our 15 Minute City in action ... saving the planet ???? Dog & myself on E-MB, most customers arrived by pedal bike or walked, maybe. A true success story ... ... unless, you want more out of life, beside servitude to the elite. I'll guess half the Amphur population (45 of 90k) are 15 minutes from or within 'town center', by walking or bicycle. But, the other half, may only have K-6 grade schools available. Possibly a local clinic, for minimal prenatal & vaccines, antibacterial meds & stitches only. There in no Uni in the Amphur, and no real trauma hospital, for even minor, possibly life saving procedures. Which I found out last year, as had to be transferred about 100 kms away, for a minor 11 minute, probable immediate, or very near future, life saving procedure, or my life expectancy of 67.7 yrs (if born 1954) would have been a reality. For those that want more, higher education, skilled job, freedom from elite servitude, real hospital, then you need to be in a metro area, which much of TH's population is not. Krung Thep 9-14M people Samut Prakan 2M (?) 10 metro areas of < 500k = 5M (being generous) Leaves more than a few of the 67M people without a free from servitude future, if living in a 15 minute city of equal or less than my city/Amphur.

Residential market slows, new stimulus packages awaited
KhunLA replied to webfact's topic in Thailand News
Daughter got a big discount on her condo at Krung Thep. Project was slated for completion pre-covid, and her unit won't be ready till August. Smaller, lower floor units (28 & 30m²) listed for 4.5M - 6.5M, and she picked up 40m² unit / 16th floor, for 5.39M ???? Still silly priced in my world, but I'm not HiSo ???? She was actually all set to buy a new car, and glad she listens to my investing advice ... "don't borrow money for krap that depreciates" ???? -
A few contradicting thoughts. April & May, more than a few days producing / consuming 40+/-kWh a day. Shy of 1000kWh for April, and might break 1000kWh for May, maybe, if the sun comes back out. Along with brutally hot, but as long as <42°C, the solar panels top operating temp, then no problem. How hot .... DAMN HOT, where's raining season & my overcast skies. Be careful what you wish for. Yesterday & today, trying to top up the EV, that ain't happening. With minimal AC use, low temps so don't really need, and baking bread, didn't leave much for the car. Started at 73%, and only up to 85%. Didn't even plug in yet today, as not producing enough extra (2.3kWh) and that's with very little running in the house. When suns out, have plenty of excess for EV before 0900 hrs. Produced & consumed only 25.9 & 24.2kWh yesterday, and that's with 5.5kWh going to the car. So back to production/consumption level when first installed, Aug/Sept, of <20kWh a day. Only because of the EV, we used a bit more. Now ... no shadows being cast on the ground, and expecting a bit of rain, just after noon, for a short spritz. At least the panels will get rinsed off ????

Residential market slows, new stimulus packages awaited
KhunLA replied to webfact's topic in Thailand News
Guess it depends where & what is being sold, and price point. Locally, we've been here almost 2 yrs, and last year, one of the local gals, bought 1 plot of land and build 8 houser, and almost all/7 sold already @ 2.5 M ish price tag. She now has bought up most of immediate area land available, and building 10 more. All 3 area were empty 18 months ago. No worries for us, as what she hasn't bought, isn't available. Next door lot, owner is MIA, as we'd like to buy. Nest to his, already planted and not selling, and behind us, is all pineapples, just replanted, and also not available. There are 4 other lots in the area, cleared & plotted for sale. -
I don't think I've disagreed with anything you've posted yet. "(we did it once and were rather disappointed)." ... nuff said

31% of Thais eye battery electric vehicles as next car choice
KhunLA replied to snoop1130's topic in Thailand News
Wow ... you have baht buses ? We have MB taxis & MB w/side cart taxis, in town, though they hang out at the market & train station, and rare to see roaming. Also ... More than a few kms from our house, and nothing here. Do I need a car ... no Don't even need the MB or ebike/pedal bike. Just convenience. All EVs so not contributing to local air pollution, and can understand poster distain for it, especially diesel, as feel that fuel should have been banned decades ago. People need transport, some not a luxury to have. Unless living in metro area, or TH version of 15 minute city, which there are many of, but if not, then transport is a must. This house, not so much, but last 2 house builds, transport was a must, unless kid 'learning', and that's a stretch, at local 'go nowhere in life' school, and us eating the bare minimum to survive, from the local market, a stretch, for lack of better word ... ???? Or waiting and hoping the pick up vendors drive by. -
You definitely won't recognize the place. It actually has piped water and flush toilets ... ????

KhunLA replied to gargamon's topic in ASEAN NOW Community Pub
Tough call, since I haven't been any where except TH for over 20 years. From past travels, though after 25 years they would probably not be that enjoyable now, for myself. Key West Bimini, Bahamas, Caymans, Puerto Rico, Cozumel, Yucatan peninsula, all would be worth at peak again. Probably just being nomadic, living out of hotels and not having any roots would suit me just fine. Get bored, simply move on.
