  1. I'm not sure that's the way it works. If you make a claim, it's up to you to back it up with supporting evidence. It's not true until proven false. Of course all the landlords and all the condo management offices that seal doors for non-payment of rent COULD be wrong and not following the law. But then again, since when is following the (alleged) law part of doing business in Thailand?
  2. I recently moved from China, sent a dozen boxes by China Post. Sending small parcels surface mail to Thailand is 18 RMB/kg, or US$2.50/kg. I think maximum weight is 32 kg, so they'd be going with a private shipper. Other shippers will accept larger packages, price should be similar. If they're quoting you US$500, that should be something like Fedex air express.
  3. Did they refuse to update your TM-30? Did you have rental contract and owners ID when you submitted the application?
  4. Look for a concrete yard on the edge of town. One selling pipes and cinderblocks. They should have a variety of bagged concrete mixes, some just add water.
  5. You were nearly two months late filing your 90-day report. You submitted online late, it was accepted. You received an approval email with a downloadable PDF of your 90-day approval with a next due date of August. Nice!
  6. Siem Reap? I believe it's still relatively painless to get visas extensions through an agent. You'll still have your passport, but cannot travel outside the country. Spend a couple months exploring the temples. "We're not supposed to be in Cambodia but that's where I'm going."
  7. Rubber isolation pads should have come standard with the unit. Guess your installers left 'em in the box. Compressor unit is heavy. You won't be able to do this yourself. Hire any local AC guy to install rubber grommets. Shouldn't cost much. If they have to remove the unit, unlikely, they won't have to refill with gas. Gas can be sucked back into the compressor for relocation. The pipes are flexible.

  10. That's in the before times. There's a new combined BTS and metro station within 5 minutes walk (500m) of the condo I posted, at Lam Sali intersection opening soon. The Mall (Bangkapi) is about a ten-minute walk, with a pier where you can catch the canal boats to downtown. Across from the mall, at Happyland, catch the #150 bus that will take you directly to the MFA at Chang Wattana. One soi over catch the #145 to Mochit station, or five minutes south to Huamak Station to catch the Airport Link or the railway to Cambodia.
  11. If you want Siem Reap temples without the tourists, you could try Banteay Chmar, on Hwy 56 about 50km north of Sisophon. Main temple complex with 8 smaller satellite temples. Multiple day entry fee is $5. Homestay in the village. I stayed two nights. Over 2-1/2 days saw a total of two (Japanese) tourists. Quiet and relaxed.   15. Don't bother with the tax office unless you want to. You can file a Thai tax return, and if you fall under the income limits, you can request a refund of taxes withheld on bank interest and stock dividends.
  16. Your broker will deduct the 10% tax before depositing dividends into your account. Account will be referenced to your name and passport number. Thailand does not tax capital gains on sales of Thai stocks.
  17. I'd have to dig up my other passports to check for certain, but I'm pretty sure you get a 30-day visa waiver on arrival regardless of when your outbound ticket is dated. If you fly in on the 1st, and when asked show an outbound flight for the 6th, you still get stamped in for 30 days until the 30th.
  18. I suppose it depends on your immigration office. Received an email at 7pm Sunday from Korat immigration that my 90-day was due at the end of the month. Submitted report online at 10pm, received confirmation email at 11pm. Received approval email Monday morning at 9:45.
  19. It wasn't that, it was that you never actually made an offer. You tracked down the owner of land that isn't for sale, contacted the owner, but never get down to negotiating. Your proxy never made an offer, just said "too much, lower the price" even though you say the price was reasonable. Doesn't seem to be a serious buyer.
  20. Oh, now this is different. The land was NOT listed for sale, right? You just saw it, thought you might buy it, and tracked down the owner through the land office. Your proxy contacted the owner out of the blue wanting to buy it. Owner offered a fair price, your proxy tried to haggle him down without making an actual offer. At which point owner told him to essentially fornicate off, it's not for sale.
  21. Did the owner (or proxy) state the owner didn't want to sell, or didn't want to sell to you specifically? He advertised at a price you yourself said was OK, so he would think he doesn't need to waste time with hagglers.

  24. Some online banks are offering decent interest rates with no funny stuff. Discover bank has 3.75% FDIC insured no minimum available, but that's for your dollars not held hostage in the Thai banking system.
  25. That could add up lots of off-the-books income. So, just WHO do teachers have to pay off? Who's in charge at a school and does the hiring? I hope they're paid a high enough salary not to be, umm...........tempted.
