So you have an empty property in Australia while you live in Thailand. How stupid is that when you could be renting it out (I rent out my 2br unit for $32,500 per year so much better than leaving it empty to get a $300 elec credit when you're not there to use electricity) So your story still sounds made up and you never got the $300 elec cash -

"$300 electricity cash" is a credit linked to your electricity account your owned/rental property is connected to. So saying you got the $300 cash because you are "still domiciled" in Australia is a load of BS unless you have an empty property in Australia still connected to elec in your name -
Walking from 3rd road to soi bukhao to 2nd rd to Beach road seems pretty flat to me. Definitely don't feel like I'm walking down hill going to the beach

They already have that system as they said ETA will be via the e-visa portal, which works quite well now (I recently got a non-imm O issued on a Saturday in <72 hours) They also introduced the new DTV into e-visa with no problems so a simple ETA which likely only requires upload of passport ID page should be pretty easy

Some key points from https://visasnews.com/en/thailand-accelerating-on-eta-introduction/ Here is the latest information on the Electronic Travel Authorization (ETA) that will soon be introduced in Thailand (to be confirmed in the coming months): ETA should be available by December 2024 in a pilote phase; The ETA system should be fully deployed by June 2025; The ETA application will be submitted on the electronic visa (e-Visa) portal Whether arriving by air, sea or land, all visa-exempt travelers will be required to hold an approved ETA before arriving in Thailand; The ETA should be requested for each entry into Thailand (single entry); The ETA should be free of charge; ETA holders will be able to use the automated gates at immigration checkpoints using the QR code on the ETA This hopefully should take away the guess work of how many visa exempts are allowed. If a problem of too many don't issue an ETA, however if ETA is issued people should be rubber stamped in (and can avoid IO anyway by just using QR code at automated gates)

Can you please stop stating your opinion as fact. You bang on about how the 60 day visa exempt is only temporary and yet you have no source or basis for continuing to state it. As far as I can tell you are the only person continuously posting the 60 day visa exempt is only temporary. Maybe that means you are wrong... Regardless, the current rules are 60 days visa exempt, why you would recommend someone to ignore that and get a METV instead is ridiculous

Think yourself lucky you can get a 2 year licence. I'm surprised Thailand gives any licence if you're only on a visa exempt or tourist visa. For a 60 day stay that's what the one year International drivers permit is for in most countries.

SETV is a complete waste of money as only gives you 60 day entry same as visa exempt. As for METV, it's expensive (eg. A$300 or 6900 baht) and while it may give you almost 9 months with 3 entries + extensions, you can now do the same 9 months on 3 free visa exempt entries + extensions (Like any entry, subject to IO discretion after looking at previous history)

Can you renew a 12 month extension at Jomtien with just a short term hotel booking? I thought you needed a permanent address like owning a condo or having a long-term lease? -
OP is just complicating matters by saying he 'lives' in both places when in reality he is just holidaying away from his registered address when he stays at the other room he rents for the month. This is no different to anyone on a non-imm O extension that goes on holiday within Thailand during the year.
