The numbers quoted in this thread are ridiculous. I own my own condo so no rent but I eat out for 90% of meals and drink way too much and still only spend 35,000 baht a month. If you don't do ladies drinks and bar fines Pattaya is an extremely cheap place to retire as a single. If you do ladies drinks and barfine costs could easily be 5-10 times as much -
I bought two condo in Pattaya without having a local partner. Was no different to any other property I bought in Australia. Hire a lawyer, sign contract and make payments as required by contract, lawyer ensures all legal actions are done on settlement, simple as. I wasn't even in Thailand during condo settlement, lawyer did everything.

No it hasn't. It used to be 800,000 was decided that's what's required to live off as a retired person so 800k needed in bank to last the year. Then all the agents started bypassing the rules with fake 800k deposits immediately withdrawn so they made it 800k for 3 months after, 400k for 7 months and 800k for 2 moths before extension. Funny how the reason for the change was to stop agent fake 800k deposits but now agents don't even do that, it's now a paid for fake 800k deposit letter from the bank that says it's been deposited for 3 months. Pretty simple, if Thailand decides 800k is required to live here in retirement then let us spend the 800k instead of allowing agents banks and immigration to get their slice of the pie

I agree 20-30 floors would be an issue. I'm on the 5th floor of 8 so not really an issue. Most people I've seen carry a 7/11 size bag in elevator so not as if they are carrying massive bags of smelly rubbish they've kept in their apartment for a week (well I'd hope not anyway) Actually, in a 8 floor condo block with 2 fast elevators I've found it rare that I see anyone in the elevator at all

I really don't understand the don't buy as you could have loud horrible neighbours argument. That's the same anywhere in the World so you're basically saying people should never buy a condo, (apartment or house) anywhere in the World due to this issue.

I said I drop off 1 bag a day, not 3 plus it's on the way out anyway so not much extra effort than taking to a floor garbage room. i have two condo and the other one has garbage bins on each floor so I have experienced both so there is no "wow" factor you claim I should feel about your statement of must have. I'm still not convinced having rubbish bins on each floor is an advantage. Rubbish shutes like my place in Australia, yes that would be ideal

My condo I have to go to car park to drop rubbish but I've never seen it as a hassle. I leave the condo 2-3 times a day so just a carry a rubbish bag with me one of those times. I rarely need to make a separate trip other than when I've drank too many beers Personally I'd rather not have people's rubbish on the same floor near my condo. Who's the unlucky condo owner/renter that lives near the rubbish bin room? That's why most countries have garbage chutes which I've not seen in Pattaya

They had to witness me and my mate signing an Aussie Stat Dec, 1000 baht, very quick and easy (probably more now as that was 2015) I also used them to buy a condo in 2008 and do my Thai Will in 2022 and always had good rates and great service from them.

Reminds me of the "the millionaire next door" no-one notices because they are humble. Not you. You think posting 400 baht for a wine is special. There are many of us far richer than you but we don't brag about it like you do I have a Masters and Bachelor degree which I think trumps your private school education and I'm pretty sure my 200,000 baht a month bank interest beats your income if you think a 400 baht wine is expensive

Well you said he was "about a year" and less than 1 year overstay has no ban. You also said you had to buy him a ticket and pay overstay fine. To return to Thailand so quick without funds is he just going to overstay again as no long-term visa?

Why would you do this? If from UK you can enter for 30 days visa exempt for both trips so no need to apply for a visa and re-entry permit. Also as Tourist visa is 60 days, leaving after 1 week for 3 weeks in UK leaves only 32 days on re-entry, pretty much the same as the 30 day visa exempt (which you can extend for another 30 days)

Yep, tells everyone if you need to do a border run do it from Pattaya for 3000-3700 baht. 7000 baht is ridiculous from Bangkok
