The obvious thing is the visa situation. If they raised the 800k to 2 million or brought in compulsory health insurance, then it's hello Cambodia. Or making weed legal, oh wait they have done that already. -
I doubt you could rent a 5 million baht condo for 10,000 a month. My condo is about that and it would be 30,000 a month.

Yes easy while the stock market is going up, as it has recently. What if is goes down you might lose 1 million. -

In my condo ALL owners who don't pay their common fees are taken to Court, including the fees for the empty unsold condos owned by the developer. Although it can take time we have been successful in getting all fees paid, together with interest and fines. It is easy to do. Your Committee is lazy if they let it slide. -

What does the Committee say? their first duty is to maintain the common areas of the condo (which may i suppose include leaking pipes in condos). But with an established condo i don't there should be many of those. If owners want other changes they have to pay for them. Certainly changes to the Sinking Fund need to go the the AGM. -
Yes it's depressing to think of what the roads will be like in a few years. Take just the Grande Solaire condo development on Thappraya Road, 2500 units potentially 5000 people, that's like a small town on its own. The roads around there are already very congested, and going into town, forget it. Does Pattaya City Hall even have a town planning department?

I am in a similar position. I have a will with my tgf named as beneficiary but it seems from the above that might be complicated. I am hoping that i may have some notice of my impending death (as opposed to dropping down dead). If so i will just transfer any cash/assets into her name so she is the legal owner. If she wants to run off with them not really a problem if i am on death's door. -

Do you mean it hasn't been taxed for 5 years or wasn't registered when new. Bikes are not registered every year. Did your friend not register it when he bought it?

2000 shops still open is still alot. They can't all have doctors present to prescribe. How are they "training" doctots to do this this work, it would take years. Or are these "health care professionals" just the shop owner with a few hours training ? -

I recently did my extension at Jomtien and for the first time they did NOT give me a form asking me to come back in 90 days to verify the 800k. -
