We built outside Korat but did not pay any deposit up front. Payments were made at three designated points during construction. First was upon completion of foundation and concrete work including plumping pipes. Second upon completion of house shell including roof, windows and exterior doors. Third was upon completion of everything else.
In case of problems, so builder would have the motivation to correct, we held back 50k baht for 30 days. This was spelled out in contract also.

Why can't she just go to the Myanmar (Burma) Embassy and get a new one issued? Thai immigration would then be able to look up her paper work and put necessary stamps in new passport.

This Switch is how the Silom trains are able to return to the BTS MoChit maintenance/storage facility. Usually happens in the evening when service intervals are reduced.
Its happened to me as well in late evening and I assumed like this poster that it was being diverted to maintenance facility at MoChit.

With a connection like that you can forget streaming audio, much less video!
Not sure what type of audio your talking about but I constantly listen to streamed audio from radio stations in the US and I only have Edge connection using my mobile. I have been listening for the better part of hour as I read through the forums without any drops and that is usually the case. Video is out of the question for me though.

It, of course, depends on traffic and the route taken. Taking the direct route up On Nut and assuming that traffic is good probably around 170 baht. I live on On Nut three kilometers up from the BTS and pay around 140 baht to the airport.

I always take taxi at corner of Sukhumivt Soi 75/1 and it cost me around 185 baht give or take 10 depending on traffic. Always tell taxi to take OnNut road and use the meter.
Travel time can vary from 30-45 minutes depending on traffic and driver.

It depends on if you come with a visa or not. if you arrive without a visa, you will need to show proof of unward travel in the form of an air ticket out of the country within 30 day.
Immigration almost never check this, but instead leaves it up to the airline to check if you have a ticket out. Some airlines don't check, others are very strict and will refuse you boarding. A cheap single ticket to another country would do the trick.
By all means get a cheap refundable ticket to somewhere like Singapore.
Qantas, on flight from Melbourne to Bangkok would not board me because no onward ticket from Bangkok so I bought a refundable one way ticket at Melbourne airport for flight from Bangkok to Singapore and upon arrival in Bangkok canceled and received refund minus small cancel fee.

If you have the financial resources to get extension based on retirement then why change. Fewer requirements for retirement extension in my opinion.

I can recommend the top load Samsung that uses cold water only. Ours has been running without problems for 6+ years.
Only need AC socket for power, water tap for inlet water and I guess some consideration must be given on where the outlet water gets discharged.

Since you don't like condo lifestyle then a usufruct in your name listed on the land title is best option. It can be for a specified period of time or end of your life.

On Nut area is lacking when it comes to large selection of restaurants within walking distance. You might also try the small restaurant located on grounds of Baan Saran Nuch apartments on Suk Soi 75/1.
I also use Chefxp.com when lazy to go out.

I think they are overpriced but that's only my opinion. If you could get two adjacent to each other for 1.2 million or so maybe.

I think you can count on some shops being closed but how many and for how long is hard to say. One of my favorite eating places closes for the entire month every other year.

This is very good advice but still, this is how I would do it:
1. Before any money is handed over to Nu he checks with his bank whether he can get his loan or not. If the answer is yes you and your wife are aout of the picture.
2. If the answer is no I would first request that the current land owner subdivide the land into two plots, one being 1.5 rai for Nu and one 1 rai plot for your wife.
3. Nu signs his contract with the land owner for his plot, pay the money and the title changes hands.
4. Your wife signs a separate contract with the land owner for her plot, she pays the money, gets the title and the land is yours.
This is to me the only sensible way of doing this business and much too often "smart" solutions have hidden agendas. Friend or not with Nu I would treat the business professionally in the manner of risk minimisation.

Under your plan Nu has not mentioned what 1 rai you would buy from him. Contracts need to spell that out because he could force you to buy a land locked 1 rai from him if contract exists.

Yeah, the recent relapse was a bogus story. She has now confessed. Whether or not the whole accident and stay in Maharat was fabricated also I don't know yet and not sure if I really need to know. Sorry about all the trouble. I appreciate the well-meaning advice I've been given here.
Trust is one of the most important things you can have in a relationship.
I think its time to dump this lady and move on with your life.

The whole story fails to make sense to me.
She later claimed they'd told her that they did not register her after her transfer from Maharat because they not want to take over the responsibility from Maharat in case she had passed away.
This whole story is full of holes and you should take a big step back and start thinking with your big head.
Do you really believe a hospital would not have record on patient?
