  1. Well the best laid plans of mice and men... change! Not only did BIL, his wife, and daughter contact COVID, but FIL MIL and nephew decided to isolate themselves away from the village on the farm. There was a makeshift shelter already there next to the pond where FIL would rest during the heat of the day... but now it has become their temporary home. It is a good thing that we had the electric connected and had the bore drilled so the basics were already there for them. This is how they were living:

Given that your neighbor has violated the building code and that your property is suffering from their water runoff, I would take Vinci's advice and tell them that you will report them and let the authorities take care of it, unless they repair the wall and fill in their windows and vents, and ensure that their roof drains are drained properly onto their side of the boundary, after which you would be prepared to give them written consent as the adjacent land owner.
  4. That is an extraction (or exhaust) fan. Typically situated in kitchens (to remove the toxic eye-watering fumes created during Thai cooking) and bathrooms (also to remove noxious odours). They are not designed to circulate air.

  6. Because of numerous leakage problems and lawsuits against the manufacturers in the US, polybutylene pipe (PB) manufacture was stopped after 1995. It is no longer an approved pipe for water supply or distribution by the building codes, although approval was not immediately rescinded after it was removed from the market. Black PE (polyethylene) pipe is more suitable for cold water and green PPR (Polypropylene Random) for hot water and they have less leaks than PVC due to the welding or heat fusing process used to join them together.

They are based in Khon Kaen but I'm sure that any ThaiWatsadu store would be able to help you out. Most of these places (Global House, HomePro, Boonthavorn, ThaiWatsadu etc.) have lists of preferred contractors that can assist or manage the installation work too. Another thing to look for in Bangkok is check out what's happening at Impact Arena Muang Thong Thani... they quite often have exhibitions there for bathrooms, kitchens, furniture, home appliances, home security, etc.

    Your North facing windows/doors won't see direct sunlight at all. With a 3.5m overhang on your verandah you'd be lucky to get more than an hour per day of direct sunlight. Back on-topic, where can I find more information on glass tinting technology in Thailand?

    According to Thai culture (and I'm not sure of the actual reasons why) the front of the house facing East is the optimal position. The master bedroom in our current house faces East and has large glass sliding doors and windows with an eave that is only about 1m wide, and we installed floor to ceiling curtains with a heavy reflective backing to block the light and the heat. The glass certainly gets hot, and if you fail to adequately shut the curtains the bright sunlight will wake you up early! Please do... I'd be very interested in the outcome.

    Where could I find information about that? I too am considering double glazing as our new house will have full height floor to ceiling sliding doors and windows facing east. OK after about 10:00 am as they will be shaded by eaves, but subject to full direct sunlight all morning.

  17. Well we won't be getting any test samples soon... the whole village is now in quarantine due to a COVID outbreak. My BIL has been hospitalized and my wife is very concerned about the safety and health of her parents. Not a very happy Songkran this year...
  18. There is very little volcanic rock like that anywhere in Thailand, perhaps you could cut your own from AAC blocks and stain and seal them to get a similar finish?
  19. How was the condensate "pumped"? Wouldn't a gravity drain do the job just as well? To either the grey water piping system or (as one member advised earlier) a simple watering can? Why not? I have a specific application where I will have 2 upstairs bedrooms that will only be used occasionally (2 x 12,000 BTU req'd) and a single downstairs office room that will be used every day (also 12,000 BTU req'd). I would have thought that a multi zone outdoor inverter unit (cooling only) would be perfect for that.

  21. You can get an Ogawa 16" oscillating 3 speed ceiling fan for 1,290 baht from HomePro - see here. It is marginally more expensive than the Hatari but the motor has a 2 year warranty.
  22. Good idea! I'll look into that next time I visit. I had to leave and return home before they finished on site so I do not know the current status of the bund wall where they drilled the well. Sounds very comprehensive. What sized water sample did you provide them with? Yes I would like to know their contact info please.
  23. Thanks for that link although it probably does not apply here in Thailand. This is probably the closest to what I bought: I checked the receipt for what I purchased at Global House and it is LDPE pipe rated at 4 bar (or 58 PSI) pressure and LDPE compression fittings rated at 8 bar (or 116 PSI) pressure.
