You have to apply for the non-o visa and one year extension of stay based upon retirement at the same office. That depends upon the office where you apply for the extension. Most will do it 2 weeks early. The non-o visa application and extension application can be done in the same trip to immigration is you have less than 15 days remaining (or whatever they want).

The only office I am aware of at this time that wants more than 15 days (21) is Chiang Mai. You can do a 30 day extension of a visa exempt entry to get more time to the visa application.

Doing a extension of stay application does not reset your report date. Some offices might do a report but they would put a new receipt for it in your passport

I think you have forgotten about needing a map to your house since that is standard requirement for a one year extension based upon marriage to a Thai.
