If you can prove you have purchased a condo valued at 10 million baht or more, and/or part of it in a bank and etc you can apply for a non-b visa and one year extension. Normally it is not a problem to leave the country without cancelling your extension of stay. There were a few rare posts in the past of a couple of border crossings sending people to the nearby immigration office to have it cancelled. It will not affect applying for a tourist visa since you will not have a valid re-entry permit.

I can recall several posts about Penang issuing a multiple entry non-o visas prior to covid 19. Also a few for Savannakhet. No sure if they will do them now. It was on the Penang website before but the site has no info about visas on it now. -

The nationality act was amended in 2008 to allow foreign husbands to apply for Thai nationality without having PR first. -
The e visa site has not been updated to remove the STV. The order for STV's was not extended.

If you have proof of 40k baht or more of income proven by tax payments it should be accepted. You will need your work permit to prove your are working legally and possibley a copy of the company registration documents. It does matter if it is BOI company or not. -

No need for a border run to get a new visa exempt entry and entries are now 45 days. If longer than 45 days a 30 day extension can be applied for at immigration. At this time the border crossings to Myanmar are closed for foreigners. -

You can apply for PR if married and have a family. If married to a Thai you can apply for Thai nationality without getting PR first. -

There is no ASEAN visa exempt entry. Each country has their own rules. For Thailand they are under bilateral agreement and entry will be for 30 days for those that are allowed them. This from a list of countries for visa exempt entries and etc. -

Unless using a friendly immigration office that will accept 2 transfers from abroad into a Thai bank that is allowed according to the police order you will have to show at least 12 months of transfers from abroad. -

There is no requirement to prove the 400k baht came from abroad. You can open an account in your name only and transfer the 400k baht to that account from you joint account. -

You don't have to have 45,000 baht a month. That is just the wrong number if using the income option. You must have 12 months of of at least 40k baht to apply unless you can get proof income from you embassy. You can put 400k baht in the bank for 2 months to apply for the extension of stay and leave there as long as you want to or take out of the bank after your extension is approved. There is no 20k baht requirement for any thing you do at immigration.l That is for amount needed in the bank for a extension based upon retirement.
