    Yes that is correct

    Baan nong pai yai is at the 8 klm post on the hostpital road

    and you cross the new road near the overpass

    People are telling her (relatives) that it will cost 40 000 baht

    What i have said came straight from the horses mouth, 6 -7000 Baht, i asked my wife and this is what she told me, have you a way of checking first, send your wife in to the land office to see how much before you do the deal. good luck.

    Just chatting to the wife on the phone and she says if the land is in

    chumhead muang ,I think she is telling me its on the main road Baan nong pai yai

Also you want to make sure the land is on a proper Chanote tittle deed (look at the top right-hand corner and if you can see a 3 at the end of some Thai scrawl it will be on Sor 3 which is not so good). Both these doc's are bigger than A4 and on thick embossed paper. There are some even more dubious land titles that should be avoided and have a different layout.

    Good bit of info, all our deeds for our land are here with me in the UK, we only have one A3 document, i am not sure what land title that has, i will have to check it out, as you say there are so many titles one has to be carefull, it does not really matter where the land is situated, just the price you pay, i.e the closer to town the more it is worth, on a concrete road etc, the A3 document we have is just for rice land, we will never be able to build on it as it is to far out from a road and is surounded by other paddy fields, it is 30 rai, all our other land is on Road frontage, which is good.

You have to pay a tax at the Land registry office in Buriram, this is just a sort of change of ownership tax, on 100,000 baht it should be about 6 to 7000 baht, it is just the tax to transfer deeds in your wifes name, also make sure when your wife go's to the office, stay at home, as you know, they see a ferang and the tax go's up.

    Also, if you trust the head man, tell your wife to take him along he will know the score, should do.

    I have done this many a time, my wife always go's to do this sort of Business when buying land.

My mate in Buriram had the same situation, his father who was in his early 80's was in a nursing home in the UK and not very happy, he was been left unattended and was very unhappy. hence his health was going down by the week, so his son who lived in Thailand decided to move him from the home, to Thailand, he employed a qualified Thai nurse, he was paying her more than the local hospital where she worked, she had her own room and lived with them, he lived for another 5 happy years in Thailand and loved every day of it, coming to the visa situation, he had no problems with visas, his father took him to the border a few times and got to know a couple of the officials, after this he just use to take his passport and they would stamp it, i think i am right what i have said, but to be on the safe side i will P/M my mates number and you can have a chat to him.

  6. I travel that road quite often when in Thailand, on my way from Buriram to Chantanaburi, only been stopped a couple of times, so far so good.

I bought a new D-Max last year, I also paid cash, mine was not the 4x4 just the 2wd, but a highlander 3.0 Dti 4 cab, Air con was standard, i paid 710,000 and had an alarm immobiliser fitted for 3000 baht, i am sure you are being ripped off with the air con, i am sure it is a standard item in thailand, mine was,

    I did also pay a little extra for the Isuzu CD/Radio built in. cannot remember the exact amount, but it was not much.

    If you get the bull bars and carryboy fitted, do not go back to the dealer as they tend to charge you a lot more.

I leave em alone, they can be nasty little beggers, if approached, there jaw locks once they have bitten you. i have had one in my house for four years, he lives behind the wardrobe in the bedroom, when i am home and put the air con on he moves outside onto the landing, i did have one in the kitchen but the cat had him one day, they do get rid of all the other pests. go to sleep after a few chaings and he will not annoy you.

  9. Maybe your wife can get a cheap loan from Mr. Taksinawat to buy cows or buffalo's. How to get it I don't know, you have to ask the local piyun baan.

    Nowadays you see those cows and buffalo's everywere.

    I asked a local farmer about the white indian cows: a little calf costs about 3000 bath, a grown out mamma cow is worth about 15k (his words). Beware, you need a plot of land to keep them and you have to bring the food to them (grass, hay, rice bran) if they are to put on weight quick. You see a lot of cows grazing at the road side, but then they get to much excersize. Now you see people cutting the grass next to the roadside everywere more and more. Not to mention it takes 2 years to grow out  and you have to pay for medicins against parasites and the vet.

    A grown mother cow costs about 11,000 Baht, i have just aquired 2 mother cows, one is pregnant, cost us 14,000 the other 10,000, also bought two buffalo last year, male and female the male was 10,000 and the female was 11,000, as said in this post make sure you have plenty of land, not rice fields, normal land, as when they have planted the rice, you then need grazing land for that few months, i am lucky as my wife and i have both and have plenty of cattle food from the rice. we still have some big stacks from last year, and not long untill the Rice Harvest again..

Theres a little shop in between Nana and the Marriot hotel, just past the Garage on the corner of Nana, they have postcards, papers outside, they sell almost everything, memory cards down to cig's and tobacco, they have all the English brands, also a heck of a range of cigars and all sorts of rolling and pipe tobaco, they sell golden virginia there for 600Baht 5x50g Packs, ...................... Good little shop.

I have bought land in Buriram from 25,000 per rai up to 100,000 per rai, all depends where it is situated, if there is electric near by, concrete road, and how many KMs from the town, I have just bought 4 Rai 4 Kms outside Buriram, down the concrete road to my house for 200,000 which is a good deal, all this land is built up and eletric all on site. my wife and i now have about 84 rai.

  12. The second hand market might yield a nice Saab, or Volvo convertible. But still it's a rarity to have the top down, my second car is a 2 seater convertible and I used to go round Khao Yai/Saraburi/Lopburi areas with the top down during cool season, but rest of the time it's hard top all the way!

    Just had a brouse on this site, they have a BMW Z3, they want 2.5 Million Baht, It is an M series one, but still very steep pricewise, it's worth about 1.3 million baht in the UK.

    I will have to give my DMAX a roof chop, or stick to the motorcycle.
