At Jomtien, the intake and processing of retirement visas/extensions seems to be limited with a daily quota. I went on 19 Dec. 2017 at 2:30 pm and the girls at the front information desk refused to give me queue number and said the IO, at the front, told them to stop intake of retirement extensions at 200 for the day. I and several others asked the IO (3 pips on his shoulder) if we could get a queue number, and he said come back tomorrow.

 

I returned at 7:45am on 20 Dec. and got queue number 808, processing started at 8:30am and I got out at 8:45am.

Most likely had a number of people already waiting who had arrived prior and processing anymore would have taken it past the closing time, can't say I blame them.

Different personnel handle the tourist-extensions.  I can only guess that Non-O type extensions are often initially-requested, and hence end and need to be annually-renewed, during high-season.

Big lines of people doing TM30 reporting in order to get a visa extension for tourist visas. No TM30 report, no extension at Jomtien. Tourists staying in hotels now need to provide a letter from the hotel, a room receipt and a hotel business card from the hotel.
Short term Renters need to provide a signed copy of the landlords ID and House book.

If renting in a condo-building, and renting from condo-management (not directly with the condo-unit owner), the TM-30 office will generally accept juristic-person letters ("this person lives here" wording) and a signed-copy of their ID, along with the alien's rental-contract with the condo-mgmt. 

 

While strict with fines for non-reporting, the TM-30 IOs seem to be sensible and decent to those who do their honest-best to report in a timely fashion - in my experience.

They are not accepting that method anymore. There is a new 'Handout' sheet being given to people. They now will only accept the actual owners ID and copy of the House book. That's the reason for the ques. People are simply turned away and told to go and get the correct documents. That's the same as staying in hotel now. A written note from a hotel isn't enough. You must now have a copy of the hotel certificate, a copy of your booking receipt from the hotel showing you have actually paid and a business card from said hotel. If you haven't got the correct documents, your simply refused the extension.

The slip-copy you attached is the same one I have been given at the front-desk on the last couple check-ins for TM-30 reporting.

 

I pay the condo-mgmt - not the condo-owner - so they act much as hotel-mgmt in this case.  I have no contact with or awareness of the condo-owner, who is essentially just an "investor" in the building where I live. 

 

All my documents are on condo-letterhead, signed and stamped by the juristic-person.  I act as "house-master" on the TM-30 form.  I may have provided a business-card, also, as I usually carry several copies.

This is in regard to people on Tourist visas and visa exempt entries and looking for a extension and the first time of ever reporting a TM30. After last week, nobody is getting extensions without the required documentation.

A successful TM-30 filing is required for all types of extensions - except perhaps retirement, if some reports indicating no TM-30 checks for retirement-extensions are (still) correct.  Family-extensions definitely require it (plus even more landlord docs). 

 

There any many under-50s here who have long-term condo leases, whose permitted-stay in Thailand comes from Tourist Visas or Exempt entries. 

 

The only new change seems to be a requirement for more documentation for those staying in hotels and guesthouses - namely, the letter from the management.  Those staying in condos always(*) needed to provide the ID of the owner or manager of the property, a contract, etc.

 

(*) Edit - "always" = "Since I this issue became a thing, based on what they have consistently asked from me when I reported a new address via TM-30."
