I have both US and South Korean Passport. I entered Thaialnd with US passport for 30-day stay and then I extended it for another 30-day. Now I want exit the country and enter Thailand using my South Korean passport. Do I get 90-day stay if I enter using South Korean passport? Can I also extend it for another 30-day at the end of my 90-day stay? Do I have unlimited exempt entry at the land border using South Korean passport?

You could fly out and back to change to your Korean passport to get a 90 day visa exempt entry from a bilateral agreement. 

You cannot get a 30 day extension of the 90 day entry since it is from a bilateral agreement.

You would have problems get any 90 day entry at some border crossings. Perhaps 2 by air back to back.

What happens if I alternate between Korea/USA passport? I am planning a Startup for S curve industry in Autmotive industry (ECM software development) and need to stay at least one year on Tourist visa.

Beware that Immigration now uses biometrics (fingerprints) and will recognize that you hold two passports (if you have used them both to enter Thailand). 

 

As far as staying one year on a tourist visa, this is probably not possible anymore and working here or starting a business here without a work permit or business license (on a tourist visa) is foolish.

I am here for the last two months. I'm yet to use my Korean passport. I am leaving for Seoul next week end and will come back to enter with the Korean passport for the first time. That will take me to another 3-month. And then go to Korea again and come back for another 3-month. That will be six month. 

I have hired an AIT professor to do some consulting work for me. I meet him regularly to get updates and his inputs. 
 

Friends in Silicon Valley VC firms suggested India for better opportunities to start a start up. They also arranged a 10-year business visa for me. I went to Hyderabad and Bengalur. While India has a large pool of English speaking highly skilled engineers, I ddn't like the cities. It's very chaotic, over crowded, and a people have a tendency of making everything filthy outside their own home. 

Loking for opportunities in Thailand where government is promoting S curve indistries. I have 7-years experience of driverless car software development and a ton of vested Google stocks.

I don't have any business in Korea. I am a US born Korean American but I have been living in the US for the last 11 years. Recently moved to Bangkok. My parents live in Seoul. I have a Miami-Dade county registered DBA name and checking/credit card accounts on that name. Also have an IRS EIN for that name. Is that going to work?
