Advice on Condos needed

It really is a buyers/renters market at the moment. I wouldn't be so quick to go for a bit out of the way / probably mostly Thai/Russian condo unless your budget really needs to. VT2 starts from 7k a month which is a relative steal given the location. the condition of the block and the attitude of the residents. Phil Christy is still advertising his long stay studios at from 12k a month and they are mostly empty. That particular bird having long since flown. The 7k would have been at least 10 a year ago and I would say even at high season our block vt2a is probably only at 30% occupancy. It's quiet , friendly and has a relaxed vibe without any aggro. And plenty of action/baht bus on your doorstep and immigration a mere 5 minute walk away.

Yep, I was advised to walk around the area to see what amenities are in the area of each condo I look at. That is Sundays task. Will also let me see if there are any soi dogs near the condo.  As they will be a no to rental of the apartments if close.

Wise decision indeed. And the check on soi dogs is a night task,

Pretty invisible in daytime (They are sleepy in a shaded place) they are out

in force as soon as the evening comes, owning some streets in an agressive way

causing a lot of attacks and bites on motorcyclists and pedestrians.

Before to sign the rent i recomand you to be sure you have

facilities in the area (Market, supermarket and so on)

i don't know if you have your own transport (Motorbike or car) but if not you

could be spending a lot in taxi courses (And if i understand well you

are on a limited budget) because this condo is a little bit far from the ''heart''

of Jomtiem.

Baan Suan is now off the list,  had a walk to the area.  The street looks like a bomb exploded and lots of Soi dogs roaming about.

If that's the case, best to strike Pattaya off the list and look elsewhere.  ????

Yes that was one of my concern for you

particularly knowing you have a family with childrens

again you should pick a boo at Supalai Mare condo.

You have a nice swimming pool, it's not a punter spot

some shops (One 7'\11) just in front of the residence

markets and the beach are at a walking distance on a relatively

safe walkside (15\20 minutes) and at least you are on the theprasit road bathbus loop

First post and sorry to hijack folks.

Looks like I am moving to Pattaya July/Aug for work.  Work will be near Phonthep 2 village.  I've been recommended to look at condos like cc 1 near Soi Siam Country Club but would value any thoughts.

Theres just me though I foresee a few family and friends visiting as time goes by.  Should I look further afield or would I end up spending a fortune in taxi fees from Jomtien or such like?

Would I be better looking at a small house in the village perhaps?

Any thoughts welcome and sorry to be vague as this has come out of the blue.

Much more choice in Pattaya for condos, as you are new i would stay there, not the CC or "Darkside". I wouldn't rent a house. A few suggestions, Axis, Unixx, The Avenue

If you don't have your own transport, i recomand you to find

something very close from your work. Even CC1 is relatively far from

Phonthep 2 village, i don't know about your salary but if it's not big

the daily taxi costs can be a pain in the a...

Don't chose your location thinking about your friends or family visits

(They only come for few days and they probably have their own requirments

and standarts for the choice of a place, and if they can travel they also can

pay for their accomodation, you are not here to provide a free bed and breakfeast

anyway you come for work so i presume you are not going to have a lot of free

time for them. you need to be clear with them about this or everybody could be

a little bit disapointed in the end if there is a misunderstanding)

my advice is pick a place adapted to YOU

(If you are alone and on a budget, take a studio near your work

come here some days before you start to work and use this time to find

one, not very easy here because the real market is very desorganized

do not use the useless ''agents'' it's better to do your own market on

internet sites like marketplace or others go read in the real estate part

of the forum for it)

Good luck

Cheers for the advice....

Salary around 70K but 30 of that will have to go back home each month.  Should be doable I think.  I don't really have expensive tastes lol.

You are welcome

that's let you 40 000 bahts\month

it's not for the ''big life'' but you can easily do it

count around 10\15000 for the condo (Including the caution,

the water and electricity bill and some stuff you have to buy at the begining)

be careful if you use the aircon a lot, it could be costly. When you visit a condo

be sure he is not exposed to the sun all day long, and I recomand you to not

sleep with the aircon on (Anyway it's not very hot here particularly at night)

count 10\15000 for the food and drinks

that's let you around 10 000 + for the transportation, your hobbies and outings

and all the others expenses, It's not a lot of money but if you are not involved

with the girls it should be ok.

And don't forget to have a good insurance for cover you

the health costs can rocketed if you have a medical problem here.

Cheers for the reply.

I'll be fed at work and exist on a mostly Asian diet anyway so food I doubt will add up.  As for drinks, the odd beer at the roadside will do me and the odd Scotch if I can find a half decent Jazz club/bar.

As for the Girls... It may sound strange but my seedy days are long gone lol.....If I want a bit of strange I hit the Techno clubs in Berlin....more my scene ????

My main worry was transport as I just can't see me on a Scooter (maybe an electric Bike!).  I'm not sure the Baht Bus would head out to work reliably.

If I can manage a little left over at the end of the month to get out to the hills for a hike etc I'll be happy.

I am not sure at all there is bathbuses in this area.

So you will need probably to use moto taxis.

It's why my advice is to find a condo as near of your work

as you can, it's really a priority. And of course when you visit

one be sure before to sign the rent there is some reliable and cheap

transports available in the area, at the hours where you are going to use it

for go and comeback from work. If there is only one mototaxi at the corner

(But no more around 1 kilometer) if someone else use it when you want to go to work, you are screwed

Perhaps a bicycle will be best if you don't like motorbikes. Around 8k baht in Decathlon Pattaya.

I ride about 1,000km a month, safe enough

keep in mind that they just build here anywhere. many buildings are not near necessities and there is no local priced food or markets around (except maybe a 7-11 ????.

This is true for much of Thailand.

So which areas would you recommend that have good walking access to supermarkets and local markets?

The thought of a bike really appeals to me despite the drama of arriving to work sweating like a priest in a playpark.

If by any chance your future work it's at the Regent international school

(Or another school in the area) they have minibus shedules for the students

so it's probably possible for the teachers to use it also.

You still can ask when you are here and see if

you can find a condo on their road.

between 300 and 500 bht

it's more 20 000\month only for the transport

very far above your budget imo

I'm the original poster.  I'm not needing to get to Phonthep 2.  The other poster may want to look at Norway Viking Village for accommodation.  If he is working at Mooltripakee school, it is only 7 minutes drive away.

Yes i know.

Indeed i was responding to the other poster

who seemed interested also to rent in View Talay 1

and asked from the price of a ride from here to his work

near Phonthep 2 village.

But yes with the hi jacking of your topic, i recognize it's not easy to follow who's is who.

I've rented in View Talay 1,  thanks to everyone for their advice.

For a single man looking for night life action this is a good place. Not so sure how family friendly it is. I lived there myself for 6 months. A lot of  "traffic".
