Hello all

A rich person i would say with at 20 mill in assets wants to buy our house for 3.5 mill 

she no have all the cash & lets say she needs 2 mill from finance 

BUT she cant get due to no Credit history since she paid cash for everything 

This seems very strange to me given that thai banks seem to give money on a whim

I mentioned for her to see a broker through the Lawyer who needs to sought out a problem concerning the purchase

You ask for comments, by giving hardly any facts about anything, and ask it from a load of anonymous people that you don't know, that's why I said that you need to wake up.   I know nothing about the lady in question and neither it seems do you.

I know the lady

she lives across the road & renovated her house 4 times to accommodate a shop/resturant 

she bought her daughter a new Mini (car) 

she has a house in BBK with 7 cars 

she was willing to buy a bigger house in the Moo Baan

She has a shop front near the Uni

Has no probs

E\X is high ranking Pol in BBK 

Sell 2 Million in assets,no need for a loan.

Bank should stump up against an asset of hers.

Banks in the UK are not keen on lending to wimmins,

maybe same here.

If everything is paid off she can use the house in BKK and/or the 7 cars as collateral and every Finance Company (not bank) will give her the cash, for 28% per annum though.

 

Her income may not come from a clean source, judging by her relation with the BIB.

i don't really see what is your point

you have a house for sale with a price

she wants to buy it at this price

if she wants a ''finance plan'' she does a loan to a bank

they are here for that and it's their job, not yours,

how she can have the money, credit or cash. or from where the money is coming

is not your problem at all, your only concern is to have the price paid for your house

the day where the transaction is done, with the change on the chanote and giving the keys

do it simple if you don't want problems

Indeed, sounds an odd story.  Never heard of a vendor being concerned with or entering into communication about a buyer's finances.  

 

Might have a trout farm in the back garden as something smells fishy.

I doubt that she has them, so can't sell them. If she had, she would. 

If she has managed to acquire multiple houses, vehicles and businesses, i'm sure she can figure it out without our help.

My thoughts as well to some of the above

House or houses could be collateral 

It must be coming down to income stream & credit rating (ability to prove payback installments )

PS: I'm not worried about her situation, just can't believe she cant get loan after the bank use to chase her to invest her money 

 

This story is absolutely not credible.

 

The only way she would not have a credit history is if she purchased and sold goods and services only in cash and did not bank any money.

 

Most likely she is trying to get the property for for a lower price by a pretense of being unable to borrow money.

Unless she's operating under the radar in the grey or black economy or even illegally and her income never hits the bank in the first place.....me, I'd pass.

Loan for a whim? Why so many Thai are in problems then with loansharks?

If she needs loaning, she needs as well a guarantor. Why would she ever want a loan, as she never did?

Making 1 million/month, save for 4 months and you pay cash, as already said.

I would be alarmed with al these facts, waiting now to pop up for a scam construction for you?

Be aware not to sign anything about an agreement for paying.

Money and people , they dont go together very well.

This appears to be now she accumulated all these assets. She keeps a million a month in her handbag....

 

if she makes a million a month, and she has not enough cash to buy the place and cannot get a loan, pull out from the deal.

If,If, she's got All that than Why is there a need to Buy More in a Hurry ? She can Wait a bit (if what you said is true that she gets 1 Mill a Month) Than She Can Pay Cash.

Op Sorry but you should move on. It's hard to believe that she is wealthy but cant get a loan. My wife opened a small shop making decent money and the bank would always be hounding her about loans, investment etc.

What exactly are you asking? You have asked for comments on the situation but there is obviously a question you need answering and you have not given it.

I am an American.  Paid cash to build a home 10 years ago.  Just for the hell of it, the wife and I went to Bangkok bank to see if I could borrow any money.  We were both over 60 and were refused because of age.  Can't do this in America.  Borrow at any age.  90 years old and want a 30 year mortgage, no problem.  We both just laughed at the answer and walked out.  The people in the bank have known us since 1978.

same in the States. No credit history no loan. I even offered to put money in an account that would be frozen.
