Rental Guarantee's For Condo Developments

Hi

Could anybody kindly suggest if there any condo developers offering within their marketing, rental guarantee's over a fixed term. I wish to invest into the Thai condo market and would like to possibly consider some sort of return over the first few year's of the condo's purchase.

I would consider most area's to include Bangkok, Pattaya, Hua Hin, Phuket and Koh Samui.

I have been looking at condos in Hua Hin, Samui and Pattaya for the past few weeks. I have seen this mentioned several times. I am starting to poke around here in Bangkok this next week.

I hear what they are offering, but can't imagine it is an iron-clad guarantee. Too much risk. But, maybe I am missing something. Pick up the various magazines with all the real estate ads in them. I am pretty sure I saw this type of offer in just about every one.

One thing I have noticed is the huge amount of speculation going on. Many units have never been lived in, and I saw places where one person would buy 4-6 units...pure speculation. That is what killed the US market...makes me nervous when I see this.

Plus, rents as compared to purchase prices are quite low. Extremely low. I just saw an ad where you can rent a 30MB condo in Pattaya for 75k Baht a month. Amazing...

There is a guy who is redeveloping some condo's in Sri Racha that is offering an 8% guarantee over the first two years on condos ranging from 3 milion up. He has bought a lot of the older units and is putting a lot of investment into the complex so I am guessing that he has the necessary funding to back up his guarantee.

Rental guarantees are always a scam...stay away!

If a building doesn't rent on its own merits then it is not worth buying.

And guarantees go bust all the time...

Spot on ! Even if the guarantee goes through to the end - what then ???????

The fact that someone is offering a guarantee suggests to me there

is a weakness in demand fromtenants
