TM30 Jomtien for Renter of Condo Owned by Foreigner

I own a condo in Jomtien. I rented it out to a foreigner a few years ago, and when I went to do the TM30, they refused as I didn't have a work permit. I ended up not renting the place out.

Well, I'm thinking about renting again, and as things change all the time, I was wondering if anyone has experience specifically with Jomtien doing TM30s as a foreign owner renting to another foreigner. Is it possible for me to do the TM30 and if so what documents will they require of me? Thanks in advance.

Do the TM30 online. If renting short term how would immigration know that the foreigner wasn't just a friend staying? And only then if the renter went to get an extension. If the renter is long term with a contract and needs to apply for an annual visa/extension then immigration may or may not care/ask about how the TM30 was done so long as one is filed (print out and attach to passport always best in my experience). There are other threads on here regarding the new TM30 website and registration process.

I rent a condo out through property agent. They charge 500 baht to do the first TM30, the renter has to pay for any subsequent TM30 needed during lease period.

 

Only documents needed by agent is copy of chanote and passport.

The officer is seeking for some private payment.  If not, you will forced to use an agent, and the agent will collect the private payment on the officer's behalf.

 

Of course You don't need a WP to rent out a condo that belongs to you, just as you don't need a WP to own a condo.

Yet another scam to get extra backhander from you. It's just gets more ridiculous by the day. And this is a government controlled agency, what an absolute sh×t hole it has become no wonder they're struggling with visitors

Seriously, you've foregone years of rental income just because a counter clerk at your local immigration office didn't let you do a TM30 notification?

 

I'm sure something could have worked out with the help of an agent to everyone's satisfaction.
