Most of Galveston's economic growth has been from Houstonians (and California refugees) who started to work from home during Covid and figured out they could work from a beach house as easily as a house in the suburbs. That, and the growth in AirBNB. Lots of them are going to be sorely disappointed when employers keep demanding more and more office time.

You can still see the scars around the city 123 years later if you know what to look for. I have a good friend who ran for city office as a Dem. She lost, but we congratulated her for doing better than any other Dem. Right around 10% of the votes. Which also explains why Galveston is thriving. But I suspect the Covid real estate bubble will pop if it hasn't already because of high mortgage rates. Just over an hour from downtown Houston, home prices went crazy during the shutdown. Not hard to imagine that's a draw for businesses tired of blue city policies. And tourists and residents afraid of carjackings and assaults.
