Sopon Pornchokchai, the president of the Agency for Real Estate Affairs (AREA), revealed that a survey of land prices across Bangkok and its vicinity, ongoing since 1994, has shown that these central business areas command the highest prices. This trend is largely driven by the retail sector, which is more profitable than residential, office, or hotel developments, often yielding lower rental incomes, reported KhaoSod. Here in my part of Buriram we are looking at 300,000 Baht per Rai for agricultural land. Just imagine how much you would have to charge for a kilo of rice grown on one Rai in the center of Bangkok.
