Chinese luxury property pitch in Bangkok angers Thai netizens

Thai netizens raised concerns and legal questions following the release of an advertising video featuring Chinese nationals selling luxury houses in the Rama 9 area of Bangkok, despite Thai law prohibiting land ownership by foreigners.

 

A TikTok user, @thaiarya.party, shared the advertising video of the Chinese-owned residential project on Monday, August 26, with a caption that read, “We (Thai people) may have to rent Chinese-owned houses in the future.”

 

In the video, a Chinese male host introduces a luxury villa in the Rama 9 neighbourhood of Bangkok, which is available for nearly 5 million baht. This price is considered very low for a project located in the city centre of Bangkok, which is well-equipped with shopping malls, hospitals, schools, petrol stations, public transport, and more.

 

The Chinese host also gives a home tour, showcasing what the luxury house has to offer. The ground floor of the house includes a kitchen, living room, dining area, an empty room ideal for a home gym, a pet area, and a maid’s room.


The second floor is described as having all the features one would expect from a luxury mansion. It includes a balcony, four bedrooms, a luxury walk-in closet in the master bedroom, a children’s room, and more.


The video attracted significant attention from Thai netizens.

 

“How was the project registered? Foreigners cannot buy land.”

 

“Where are Thai people going to live in the near future?”

 

“Is this China?”

 

“I went to sleep in Thailand but woke up in China.”

 

“I did some research. Foreigners can buy villas, houses, or buildings, but they cannot buy land. They can only rent plots of land on a long-term basis, up to 30 years.”

 

“I’ve seen many Chinese-owned companies selling houses.”

 

Prominent Thai lawyer Decha Kittiwittayanon confirmed that foreigners, including Chinese nationals, cannot purchase land in Thailand, except in specific legal circumstances such as investment promotion projects.


The lawyer stated that the actions of these Chinese-owned companies violate the law and that the Ministry of Interior should oversee this issue.

 

Furthermore, the Chinese nationals featured in the video and those working for real estate companies must have work permits to operate legally in Thailand. The Ministry of Labour should investigate this matter.

 

The lawyer also accused some legal professionals of collaborating with foreigners to illegally obtain ownership of land and buildings, particularly in Pattaya, Phuket, and Samut Prakan provinces.

The trend will continue and the Thai people will see there chances of home ownership become more and more out of there reach.

Thailand may have to consider prohibiting foreigners from buying property and not just the land to control prices in the future.

Please elaborate a bit on your comment.

Can you describe what you mean, how your reason works and how you can support your claim.

Also the last sentence reeks of poor knowledge. Everything was okay in Thailand, till they wrecklessly pushed these long term visa policies???? So, you didn´t see any factors that could or did force the situation into the same as you are describing before they changed long term visa policies?

Right now there are thousands of houses effectively owned by foreigners through a nomineee company in Thailand and this has been going on since 1972!  Condos that are past the 49% foreigner ownership level just register a nominee company to hold the property and effectively own them!

 

There are also many very large hotels similarly owned by nominee companies effectively totally controlled by large hotel chains.   

 

This is normally done is quitely, but Chinese people have decide to be open about it as their number grow intensly in Thailand.   

 

The Thai government needs to wake up to the reality of the real world!

In most countries of the world foreigners can buy land and homes, the Thais are up in arms over the possibility that foreigners can buy property here. The world is coming to an end, the Chinese are taking over, we are unable to control things anymore. 

 

If you want to blame anyone blame your own government, and if you want to fault your own government, do something about it and make sure that the Army is unable to control successive administrations in the future.

foreigners can own land.  Be informed and you will find many hotels - land and buildings - are foreign owned 

 

Thailand Board of Investment launched its promotion policy and 7 years road map during 2015-2021 granting the privilege and incentives on Hotel Business for the investors which is in compliance with the regulation and conditions set forth by BOI. The juristic person will be entitled to Corporate Income Tax Exemption for 3 years, exemption on import duties on machinery and raw material, as well as non-tax incentives. The preliminary conditions to be complied in order to be granted the aforesaid incentives (A4) are:

1) The investor shall contribute the investment amount not less than 500 million baht
2) The hotel should have at least 100 rooms.
3) The project of hotel should be located in 20 targeted provinces in Thailand. In the event that the project was not located in targeted provinces, the incentives shall be falling in group B2 which grant the investor for exemption on import duties on raw materials and non-tax incentives.

However, BOI also prescribed the conditions for Thai SMEs granting other incentives under A4:

1) The Hotel should have at least 20 rooms
2) The investment amount should not less than 2 million Baht per room
3) The project of business should be located in 20 targeted provinces in Thailand.

Nonsensical comment. Somebody citing a very specific example as if it were the norm and calling everybody else stupid. Large hotel ownership is hardly a usual situation. You can also own land if you invest enough in a BOI zone 3 (I think), including for a house to be built on if I remember right, but opening a factory in a BOI zone 3 is also a very specific example.

I just moved away from such a house.. they built  a oversized house straddling two blocks of land, illegally, despite the many warnings of the moobaan committee, piled up junk and cars in the yard, screeched and yelled at each other all hours, and at one time had six dogs, four roosters and somewhere around 12-15 cats.. those all roamed over the moobaan and Thai families wouldn’t go outside if they saw the dogs out running around, they were not friendly but chased motorbikes and hassled kids.

They outright refused to acknowledge or do anything until the police got involved and even then, took a year get rid of the dogs. 
They treat the Thais with zero respect and Burmese workers worse..

After two and a half years, I had enough

Spend 5 minutes in Phuket you'll see advertisements in CN or RU exclusively for condos and villas. And the same types of adverts have been in English for years. I think the netizens are living under a rock. There wouldn't be the Bangkok skyline we see today if only Thais bought property there.

Many years ago I lived in a supposedly upscale apartment building in another country. I was the only white person and everyone else was Chinese. It was pretty bad. The Chinese spit a lot and the stairwells were filled with spit ejected by these folks. Accompanied by that Chinese people seem unable to have a conversation between themselves without yelling or closing doors without slamming them whatever the time of day. 

I dont get the surprise.  Thailand, in fact all of SE Asia, has relied on Chinese and other outsiders to survive.  Nowdays its mainly tourists dollars, but historicaly most businesses and successes in Thailand, Myanmar, Cambodia etc has been run by Chinese or their descendants.  I wouldnt complain too much or your meal ticket might disappear.

You get who you elect.

Thaksin government is all about money. All their policies are to enrich themselves and their cronies. They do it more obvious than the earlier governments.
So this is expected and this is what you get.

Military government is to remain status quo.

Move forward - unknown but has global agenda. 

Thaksin government is to encash everything from casinos to everything that can make fast cash and very soon they will sell off State assets. Open door immigration to bring masses who will spend in Thailand.. increasing the price of everything …foreigners over Thais.. very soon enclaves will sprout and Thais will lose their country…

Add in the 24hr renovation, cigarette smoking and putting them out on the floors and in the elevators.
