Places to stay for max 2 weeks on Jomtien Beach rd.

Jomtien beach is very long. I prefer the northern end towards Dongtan beach and the water park, as the beach further south feels pretty isolated, though many might disagree. I’ve stayed at the 4 star ‘Jomtien Palm Beach’ hotel, which has a great pool. Avalon Beach and Welcome World resorts look good, though I’ve not stayed in them. View Talay 5 and 7 are apartment blocks near the beach, avoiding having to cross busy Thappraya road. There’s a large amount of road construction at the moment, just south of the above places. Jan 2025 is of course peak high season, so some places could be booked out.

View Talay 5 and 7 are residential  condos , not supposed to do 2 week rentals.

I actually live in VT5 for my less than 180 days in Thailand each year (though I certainly don’t rent the place out while I’m not there, way too much hassle, and I don’t need the money). Short term rentals don’t bother me at all, and some of the younger Russian ladies provide a bit of colour to the swimming pool area in high season!). I rented VT5 short term before buying there, and I’m pretty sure that there was no change in my behaviour as I changed from a despised, delinquent Airbnb renter to an exalted owner.

Rich Man, Poor Man bar has nice rooms overlooking the beach, and not expensive.

How about noise etc? The Sois off Beach Rd might have possibilities. But don't want beer bar environment. Maybe further down? I guess I should take a look. An apartment would be preferable but as someone has pointed out, generally  frowned upon.

I stayed there for more than two weeks and heard very little noise from the road or bar. It's not a girly bar with loud music, it's very laid back.

I stay at the jomtien beach penthouses, Soi 9 usually for a week to 10 days twice a year.

I find it to be excellent. One bedroom condo apartment with separate lounge, kitchenette and balcony. Daily cleaning if required.

I book via Agoda and costs around 1,500 - 1,750 per night. It's a mix of owner occupied and rentals. Nice swimming pool and never had any problems with noise either inside or outside.

2 minutes to beach, 7/11 at top of Soi and the Kiwi restaurant is a couple of shops further down.

I looked at a place, in the 2 way bit of Beach Rd, which would be real handy. About 25k THB for 15 nights. A lot more than you can get a decent room for further up, I'm sure. But coming from the UK and Europe, once a year, it might be great value.

Appreciate people's comments.

I went to VT5C to see a friend yesterday and noticed some ads on lobby bulletin board for short time rentals.

VT5 C is still very good! Super clean and people I saw were middle/upper class types, not rowdy party animals.

Yes, sure, nobody is disputing that.

But it's not supposed to happen. ( condo act / law )

Maybe all those that think its ok, should go and talk to people who live at, say the Base in pattaya.

It's worth taking into account though. I wouldn't want to upset the neighbours.

Your most likely be fine if you short term rent a condo.

I was just trying to make a point to a poster.

Sorry I can't recommend a hotel, I'm to out of date,  for good or bad on that front.

I'm going to check out a resort down the south end. Will report back.

Your options are:

2. JN9 Pool Villa 150M Jomtien Beach - 28,000 baht per night

3. The 38 Pool Villas Pattaya - 13,000 baht per night

4. Dojo pool villa Beach resort Najomtien - 14,000 baht per night

5. Royal Wing Suites & Spa - 10,000 baht per night.
