If you go in to the land office there is a assistant there that will do all that for you , you will need a copy of deeds or a number , don’t know if they will give you a name of owner but they will confirm the name , it’s free and the safest option

And they'll also tell you if it's a freehold or has any loans or other restrictions against the property.

If you're in the Pattaya area the land office has moved up past Pattaya North Road.  They just need a copy of chanote which was printed from phone.  Chanote shows if there is a mortgage on the property etc.  They let us take the whole folder to photocopy.  They can calculate transfer fees etc at the same time.  The property I was looking at wasn't new but was registered as 2 levels but infact had 4.  All up 150baht.
