Construction in my condo

Hello all, just seeking some advice as to what to do with a situation i have in my shiny new condo, that i rent - 12 month tennancy and i am 4 months through it. 

 

Brand new condo, built a few years ago. Top company behind it, stayed with this company who built it many times, outstanding reputation, and the concierge team are spot on with any problems usually.

 

The problem is, we have essentially moved into a construction zone, unbeknown to us. Now the condo is a few years old, we were presented with rooms already done up, but it appears the vast majority of the condo had rooms that were empty shells. As such we are being bombarded with construction noises that are soul destroying.

 

Now the concierge management team do help when they can, ie construction work can only be done between 9am - 5pm, they will get the builders to turn down the drill but then i am just ending up with hours of hammering, they do send the odd later stating there will be construction (but then you get random construction starting in other rooms they did not notify you about). The drilling noise though beginning at 9am is just so bad that it is soul destroying. We are also noticing increasing volumes of dust coming into room from the surrounding construction. It's so loud, that even with a tv on you can just hear it. 

 

I do work irregular hours, so am often only getting into bed at around 7am. 

 

A few times i have contemplated getting up and going to a hotel, which is outrageous, when you considering i am paying upwards of nearly 75,000 Baht a month for this condo. 

 

Essentially the company and agents have shown me a condo where by rooms are empty, and it is not fully done up, or they are allowing owners to do modification on mass. 

 

What are my rites here? I cannot go on. It midday here, and i have a drill running above me that is destroying me. 

 

What would you do here?

It sounds to me like one of those things you should have thought about before you moved in.  Why not try to negotiate an early end to your lease?  Or if you move out, what's the worst that can happen?

Kinda normal here, it's a case of finding a condo where that is minimal, my older condo has that construction noise most days (except high season where it stops), sounds like new condos can be as bad.

 

You still have a 12 month contract not much you can do about that except leave

Thailand is a great third world country and you are loving it this way unlike your nanny state back home....

What other options do you expect? They won't stop any construction work just for you.

Had an identical problem, though no as extensive.

 

Almost new, shiny condo…..all granite and marble…..and the ******** moron above us decided to hammer up the floor, he wanted a different colour.

 

I’m passive/aggressive…..and went ballistic with juristic. Eventually agreed….works only Mon to Fri only 9am to 5pm.

 

We lived with that for four weeks.

 

THEN……Guy came back and the builders had laid the wrong tiles and the whole process was repeated……laugh????

At this moment in time, i am hearing drilling that is hitting my ear with such force that it's as if the guy is if the construction is happening rite next to me. 

 

I Simply cannot sleep, as i am work some bizarre hours at times. We simply cannot relax when my partner is back from work. 

 

Do i go to my agent? I honestly feel scammed as she told me the condo was all ready and perfect. 

 

The concierge team are all very appologetic, but nothing is done.

In a similar situation a few years back......had a hissy fit with juristic and the work was limited 9am-5pm, Monday to Friday.

 

There is no way on God's Earth you should have to put up with that.

     He's complaining about construction noise at 10am, from his latest post.  That's a normal time for construction--9am to 5pm.  Most condo projects restrict construction to those times and some prohibit it during the Christmas-New Years holidays.

Will the owner return my desposit? We are talking nearly 160k for 2 months rent. Somehow i don't think they will. Still got 8 months to go on contract. 

 

I was hoping for some suggestions for an inbetween solution, or anyone who went through something like this and how it was resolved. 

 

This is essentially mass construction inside the shiny glossy condo.

In that regards yes construction is only going on between 9-5pm. 

 

However, it's like a massive earthquake every day. Not  exagarating this.

I feel for you. There should be some contractual requirement that prevents major reconstruction within a condo....unless essential (hardly likely) or serious compensation is paid.

In my condo, I occasionally see signs in the lobby about condo renovation in certain units. They apologize for any noise or inconvenience, and they say the construction will be done between 9 AM and 5 PM.  Something like that.  

That seems reasonable.  It goes with living in a condo.

      I agree.  It goes with living in a condo.  It doesn't really matter the age of the condo--construction can be going on at any time, in new projects and older ones.  With one of the new condos my spouse and I bought, we didn't like the kitchen layout, nor the small refrigerator, the electric hob rather than induction, and the cheap counters, backsplash, and kitchen cabinets.  Even though the kitchen was brand new, we removed everything, changed the layout to work better, and had new and much better everything installed.  

     With some projects, we were doing the renovations, for others we have lived in, others were renovating their units.  Sometimes it was both.   I think most owners go with the flow, knowing they might need to be doing work on their condos at some point and hope their neighbors will be understanding.   For the OP, there are just two choices that I can see, put up with it or move.

I think my next port of call will be with my agent. 

 

We've used the same agent for many years and she has really let us down this time. It's an amazing condo however, but she should have known that the condo itself was itself an empty shell in many rooms.

True. But as soon as one project is finished. You hear the earthquake coming from another direction of the room, and you realise the same construction workers are now in another room on the floor below you. 

 

Essentially you have the same team going into the condo still fitting out the rooms. So it's been an earthquake after earthquake, never ending.
