Community What are people paying for rent in Bangkok ?

These guys are all short stay. Only two even stated what they pay in THB!  They were also the more reality based responses at 16, 20k. Both still high for their ages imo.

A bit like how long is a piece  of string.

Next month my niece has to go and live in BK for a year and has been looking at condo prices. She will be on the BTS route alongside DM airport and could see availability around 10-12K.

Last week she said that prices now seem to have dropped significantly, particularly the high rise.

Rent can be as cheap as 3k per month and as much as over 200k.  

 

I pay in excess of 60k to live in a place that doesn't attract short times and content creators with bad shirt collections

You don't need to pay 60k+ to avoid short times and bad shirts. 😃

That would be expensive even in the UK which is about 8-10 times more expensive than Thailand. What you pay £2000 p/m for in the UK would be on average £200 in Thailand. From my experience anyway. Of course there are areas that are more expensive. BKK is actually relatively cheap, I was paying 11000 baht per month for a 1 bedroom condo (separate large fitted kitchen/bedroom/living room) balcony, washing machine, gym, pool, sauna, key card entry. Nice and modern, quiet and no short stay, seemed to all be long term normal residents. Next to BTS and MRT. Definitely would pay upwards of £2500 p/m for the same place in most UK cities, prob more like £4000 in London. So you can get a decent modern 1 bed with good extras for around £250 per month. Electricity and bills were about 2000 baht per month extra..... But do you want to live in BKK? It's really polluted, we moved out after the earthquake and have not regretted it at all. Now paying even less for a slightly smaller place down south in the islands.

25k will get you a nice, albeit smallish, apartment in a decent condo, close to the nightlife and public transport.

I believe lots of people moved out of the high rise condo blocks after the earthquakes, I was speaking to a Thai friend who owns quite a lot of properties around BKK and she told me lots of people didn't have insurance, nobody thought earth quake was a risk, One condo she owns it will cost around 50,000 baht to fix it up, which she is doing now, I imagine lots of Thai owners not doing any repairs,

That's probably true. Wife heard /read similar but I don't think it's really affecting prices.

 

If she's Thai or luk krung I'd have her look up on the blue line. Much more authentic area. Better food options. Far, far fewer tourist rabble. Message me I'll give you a nice safe apt in huay kwang

We are now living in bldg 8fl, 48sqm 1bdr fl5 view of green vacant lot and another condo, an apt. 2 lifts, worthless pool. Leather sofa, new fridge, dreamy dunlopilo 50k bed, cabinets, reverse osmosis. Security. 300m from MRT. 13k.

You can get this condo for 5000BHT easy.

In my experience it depends on location and m². Also pet-friendly or not.

 

I'm 600m from Ekkamai BTS with a 50m², pet-friendly 1-bed condo, pay 21k.

I think that's still a bit steep, our condo was close to everything and was 45 sq meters, really modern, 11000 per month. Just over the other side of the river is a good bet, no tourists but still easy access to the old and new town.

200k is at the lower end of the luxury condo rental market.

I'm thinking about moving, and I'm still considering Bangkok, although I should probably have my head examined.  I have no reason to be there.

 

Anyway, from what I see, and depending on what kind of budget a person has, condos can be had in just about every price range.  3000 baht and up.  Obviously, you don't get much at the lower end of the price scale, but those places exist and aren't entirely junk. 

 

At what point would you be paying too much?  For example, I'm from the US. Spending $2000 a month there for rent would be not crazy. That's 70,000 baht. Actually, in Manhattan NY, isn't the average rent something like $4300?  Probably about the same in nice areas of the West coast.  By those metrics, Bangkok is a steal and probably more fun, all things considered. 

 

Thailand has excellent housing deals.

Cheers, but she needs to be close to the BTS. She will be at the hospital near the stop before the RTAF. Unfortunately no onsite accommodation at the moment but that may change at some point.
