cardinalblue Posted 13 hours ago Posted 13 hours ago So the owner has 5k baht to clean up the mess…if no damage just collecting trash and cleaning the rental….that cost is way less than half the deposit so the owner actually made a few baht should have collected the extension monies in advance forcing the renters to clean the place if they wanted their deposit back (which is always at the iffy/mercy of the owner)

We had similar experiences with Thai tenants in the wife's properties and the result is, that she does not rent out anything anymore unless it is a caucasian Westerner with proper passport and visa. Never ever had a problem.
