Can foreigners really own condos or can they still lose access like with land lease?

I don't recall visa status ever coming up with any of our numerous condo buy and sells. Our sales contracts had copies of the buyer and seller's passport photo page only for identification purposes. I don't know if the Land Office checks visa status--never came up as an issue. I would think if you are here illegally you would be keeping your head down and not be calling attention to yourself with any government officials.

Yes, and I answered it. Did you not read the part where I said I don't know if the Land Office checks a buyer's visa status? So, once again, I don't know--and don't really care, either. As I also said, it was never an issue with the 18 condo sales we did in Pattaya, nor the 2 in Rayong and the one in Bangkok.

Whether or not the land office check's a buyer's visa status has nothing to do with the legality.

Feel free to research the legality--as I said, it's of no interest to me. And, for me, it's a non-issue. When we sell a property, we require a fairly sizeable, non-refundable deposit from the buyer when the contract is signed. If, for whatever reason, the buyer does not complete the purchase, we keep the deposit and relist the property. (For fairness, we pay a sizeable penalty to the buyer if we don't complete the sale.) Surprise--when there is the risk of losing money, the buyers, with one or two exceptions, have all had their ducks in a row, as did we, and the sales were completed. The one or two that did not go through had nothing to do with visa status.
