Farmland Around Mae Sot Area

I'm thinking of moving to the general Mae Sod area to run a permaculture - agroforestry - food forest - forest regeneration experiment. I'd like land as close to a good source of water as possible (higher in the mountains, not on floodplains) and backing / surroundounded by forest/national park would be ideal. But not too far and remote and also land deed has to be Nor Sor 3 or chanod! Size from 20 rai up to say 120 rai. I have done a brief reconnaissance around there and saw lots of potential. Anyone have any advice how to proceed? I'm also looking for a contact who knows some local poo yais and/or government agroforestry types and/or has good local knowledge.
