renewal of 12 month extension based on retirement

is the requirement for rental agreement new ?, I always just provided copy of my Thai driving licence and a letter from my condo office. anyone have recent experience -

    I was in Jomtien Immigration this afternoon. A chap ahead of me was asked for copies of either his lease or rental agreement, which he did not have. His extension was not approved and he was sent away

I have never provided a rental agreement as I don't rent

I've been doing my 12 month extension myself for years, never been asked for a rental agreement, is this a new requirement, like I said in the OP - I useually just provide a copy of my driver licence

Here is thread with current report albeit CW.

Lease is common requirement not just at CW.

Offices can change requirements.

I provide a lease + TM30 for my extensions.

TDL has been good for 16 years, 90 day done online, simply asking if this lease agreement is a new thing and if anyone has recent experience doing a 12 month extension at jomtien and if it was required, it certainly is new to me

What don't you understand.

My first 7 extensions at CW money in bank method they only needed my bank book + photocopies.

Then couple years back out of blue they wanted 12 month bank statement.

Then they asked , first time ever for TM30.

They require what they decide on.

You could go for extension tomorrow and find Lease not required.

Not up to you... Up to them

I was in Jomtien Immigration this afternoon.

A chap ahead of me was asked for copies of either his lease or rental agreement, which he did not have.

His extension was not approved and he was sent away with a note, written by the IO - presumably explaining to the house owner exactly what was required.

For my own extension (wife owns the house), back in October last year, I needed copy of blue book and copy of my wife's ID card.

Yep living in wife house very different.

Obviously you wouldn't have rental agreement.

Thanks first hand report re the guy that was knocked back.

Hopefully he and the OP can obtain something from landlord.

thanks for that, I rent month to month never been asked for a rental or lease agreement don't see why I would need such a thing - makes no sense, got a cert of residence last year for driving licence renewal only required a letter from my condo office like a TM30, seems they are just trying to make things as difficult as posible .................... what next

Not new in my experience. If you live in a house alone, not with your wife or gf who is the houseowner, IO asked already many years for a rental agreement.

just a general statement that I am living there officially signed and stamped by the condo juristic

my last extention renewal 7 months ago I was informed that an officer would visit my condo within a couple of weeks which actually happened, no issues at all

also they don't ask me to come back 3 months after renewal to show I still have 800k in my bank, I asked why - she said it was because my balance and account activity hadn't changed for years no need

does anybody know when this lease/rental agreement requirement was introduced ?

that is interesting, like I said in my OP - I rent a condo and never been asked in over 16 years although I have always made sure a TM30 was filed if I changed address - only happened twice over that time

That's because next year they will check when they require a 12 month bank statement. If you didn't meet the requirements, they will not let you go the next extension.

More and more offices have started requiring it over the last 1-2 years. Many are also now requiring a copy of the owner's ID and Proof of ownership of the condo. It may be hit or miss certain years depending on the officer, etc.

I did mines on January 20th, Window 8 as we all know, on the left side of counter the kid I call him has been doing my extension the last 5 years, like clockwork I always was prepared with extra copies of everything.

Noted items this year! NEVER HAVE I PROVIDED THE ORIGINAL HOUSE BOOK! JUST A COPY WHICH I HAD MY WIFE SIGN AND DATE. THIS YEAR HE ASK FOR ORIGINAL!

MY BANK BOOK STATEMENT OBTAINED 10 YEARS STRAIGHT NEVER A PROBLEM THE DAY BEFORE JUST BEFORE CLOSING TIME WITH UPDATED PASSBOOK! LIKE EACH YEAR ALL PAGES OF THE PASSBOOK WAS GIVEN AND SIGNED. THIS YEAR HE SAID YOUR PASSPBOOK NEED TO BE UPDATED WITHIN THE HOUR.

I like always 1st or 2nd one in the morning, usually out the door with 15 minutes of giving him my application. That day I had to walk to 2nd road BB and luckily machine to update book, before going back in had it xeror and signed. Back at counter while waiting for him to finish up he was asking applicant he needed the " Lease " the guy was saying same " I never had to give you lease "

The other IO, next to him just look up overhearing which gave me the impression from his face he knew nothing about these so call requirments.

Good luck, get one just in case!

The Pattaya City Expats Club has a webpage with checklists of documents required by by Jomtien Immigration for retirement and marriage extension. It shows the following (https://pcec.club/ CHECKLISTS-Extensions-of-Stay):

Copy of Proof of Residence documents (Rental Agreement, House Book, Company documents if Company owned, etc.) In the case of a rental agreement, they may also want to see copy of Thai owner ID (or non-Thai’s passport identity page) and a copy of owner’s house book for the property. If you own a condo, they may want to see a copy of the Yellow House Book and/or the Chanote.

Their page for Latest Immigration Information notes that for condo owners, they may advise they will do a home visit.

I have also seen a few reports that a Thai drivers license was accepted as proof of residence, but this apparently up to the particular Immigration Officer doing the review.

yes I have read the expats club article

my last extension 7 months ago they arranged for an IO to visit my condo, no big deal, also a DL has also been enough as proof of residency address, why do I need a rental agreement, I might travel around a lot never staying in one place for any length of time, the extension by its own description "right to stay in the kingdom" says nothing about staying in one place and the TM30 takes care of where you reside - this is whole thing is nonsense

I can confirm that when I did my extension 3 weeks ago at Jomtien I used a copy of my driving licence for proof of address. No query from the IO involved. I used the same last year.

Using a fixed deposit account no request to update book either.
