LOCATION  LOCATION  LOCATION.  Mega “One Bangkok”, a Business & Social Center for the city, only Short Walk via MRT tunnel under Rama IV.    Lumpini Park is Bangkok’s Heart & Lungs.

I've stayed in the Lumpini area as a tourist many times so I obviously like it.

So many Bangkok neighborhoods, so little time.

The best Bangkok neighborhoods for retirees share a short list of traits: walkability, proximity to an English-capable hospital, a stable expat community, and daily services (pharmacies, supermarkets, English-speaking clinics) within a few hundred meters. Asoke, Phrom Phong, Thonglor, Ekkamai, Silom, Sathorn, Ari, Phayathai/Ratchathewi, Nichada Thani in Nonthaburi, and Bang Rak consistently rank highest for retiree livability. Khao San, Bang Na’s industrial stretch, and flood-prone parts of Lat Krabang rank low for different reasons. Elder Thai provides in-home caregivers across all of these areas.

You could ask a landlord not to do them and while many or most might welcome that, technically you're asking them to not follow Thai law so that's seems a bit dicey.

Owners of condos in Pattaya don't need to do new TM30s for travel around Thailand.

So in that scenario there would be TM30s for two separate places going.

My current understanding is that isn't really a problem but if that is so, I wouldn't be surprised if it becomes a problem later if they integrate address reporting to THIM.

Jingthing. It is absolutely NOT a problem. One cannot have 2 TM30 for different locations at the same time (as far as I know). Next time in Jomtien re-establish a TM30 in your passport for Jomtien (electric bill, ltr from condo, etc), & don't change TM30 thereafter. Long term condo rental is not like daily checking into a hotel ref TM30s. Ping ponging between 4 different cities has shown me it is not a problem to not change your TM30. Unless you use hotels within Thailand, only update TM30 if return from a trip outside Thailand.

BTW, in the "One Bangkok" development across the street from Lumpini Park View Condo is the BOI LTR 10-year visa office with its associated immigration office, so if you have a 10-year visa you could do the once-a-year report there.

which condo do u like in chiang rai? anything decent walking distance to downtown? i know condotel already...any newer ones?

I own 3 rooms in Condotel - High fl w/ good view, joined together & fully renovated. Yes, Excellent location city center, so sorry I can't advise because I had no interest in looking elsewhere.

what approx is a single condotel unit renting for these days if u know?
