As I said, the best investment in Thailand is no investment in Thailand.

I can head straight to the airport and and be gone in a matter of hours, incurring only a small financial loss. This is by design, and not because I don't 800k.

    Vietnam does not have a retirement visa - end of story. If you need to get a job or marry a Vietnamese just to be able to stay in the country long term, that's just not a viable option for people who

I could stop at the bank on the way to the airport and transfer the B800K to my US bank on the way to the airport if I wanted to.

But, yeah, if the cops were chasing me, it might be an issue.

As members discussed on another thread, Thailand does not have a reasonable pathway to PR or citizenship.

I am not singling out Thailand. Vietnam is the same. I would also not buy a property in Vietnam. Neither country gives you the right to reside there, only a privilege to do so, which can be revoked at anytime.

Sure, some guys who use an agent don't have 800k, but it's a myth that everyone who uses an agent doesn't have 800k.

It's possible the next crackdown after the thai nominee companies is the agent in/out financials scenario, also increase the limits from 800k etc, those currently doing it likely to be grandfathered, others will need to pay increased amounts or agent fees

Yes, I agree. I have said the 800k / 65k can't remain at those amounts forever. However, I disagree it will be grandfathered. I think current holders will be given a clear 12 months to comply. Example, say you are due in September 26, you will be given until September 27 to comply. All new applicants will need to comply immediately.

It will be interesting to see if it is a small increase, to keep up with the higher coss of living, or if it will be a significant increase, as part of a broader policy.

If it's a significant increase, it may force some to head off to Vietnam.

The clock is ticking on agents. I know that. When they do ban the agents, that too may force some to head off to Vietnam. I bring in way over the 65k each month to cover myself.

As a member said in another thread, they will eventually get around to being serious with taxing foreigners.

Back to the OP, and putting all the above together, many may end up moving to Vietnam because they are either unable, or unwilling, to comply with Thailand's laws / rules regarding visas, if / when Thailand gets serious about enforcement.

It's not. I could not sell for top dollar, but it's easy to sell stuff that is discounted.

On your way to the bar, stop at a place that sells used scooters and asl them what they'll give you for it.

Same with selling a condo.

It is hard to sell a car you paid two million for a couple years ago for 1.95 million, but it's easy to sell it for one million.

What is the big deal if they increase the monetary requirement?

Why do you assume that the people using the B800K in the bank method have no more money?

I would guess a crack-down on agents will come before a significant increase, but I don't care much either way.

If you "bring in way over the 65k each month" you're losing a bit to transfer fees.

They grandfathered it last time so likely to do it again, but no guarantee

And a lot of countries have tax treaties that don't allow double taxation.

I've asked a few members what impact, if any, would Vietnam creating a retirement visa have on Thailand.

I would suggest Vietnam is already poaching some of Thailand's tourism. I have no doubt Vietnam would take many new retirees off Thailand, and possibly many existing retirees also.

It would certainly have an impact on the property market, particularly rents, but it would also have an impact on the hospitality industry, particularly food and beverage.

Money go down, put price up.

For those in business, good luck explaining to a Thai landlord that a lot people are now going to Vietnam, or moved to Vietnam, so revenue is down.

One example, tourism in Thailand down 7%, tourism in Vietnam up 15%.

But other examples is Thailand cannot keep the 800/65 forever.

Why not? It's been 20 years so far and their last overhaul to the retirement extension they didn't do it.
