Ive done my research & know it could take 6 months to go through the courts (happened to a mate of mine when he did a Section 21 at the time because he wanted to move back in after working 10 years in Singapore, never raised the rent once & his tenants repaid him by paying no rent until the Court date & then moved out the day before).

1 thing is slightly better nowadays is that you can apply for a County Court Judgement (CCJ) for the unpaid rent, whether you get the money owed or not, the tenants will struggle to find a new place to rent & as I’m talking about the kind of tenant that rents a 4br detached house, a CCJ will mess them up a lot more than just not being able to rent elsewhere.

Yet more joy comes with EPC's - "Private rentals must meet Band C by 1 October 2030, with an anticipated £10,000 upgrade cap".

Band C is easy for a flat in a modern block. Can be all but impossible for a rural property built 100+ years ago.

There's also the potential for new legislation on damp caused by condensation to become a landlord problem.

Many tenants absolutely detest their landlord , doesn't matter if you give the tenants a discount , they will still resent going out to work every day just to pay off the landlords mortgate .

They will feel aggrieved that they are buying a house for you .

What will absolutely infuriate them even more is if they know that you are living in Thailand living off their rent money .

I make an effort to communicate with my tenants and they have been good, i know it helps because they do things for me willingly, but i know landlords who do FA, have zero personal skills

Yes, you can have good relations whilst they are tenants as its in their interests , but they could take advantage of your kindness and cause problems when departing .

Not ALL tenents are like that , but quite a lot are

I paid my Mortgage off in 4 years which was about 6 years before I 1st rented the house out so nobody has ever paid anything off my mortgage except me.

The Tenants are a very nice couple, friends with all of the neighbours & I doubt they hate anybody. When they originally moved in they asked for an 8 month contract as they were planning to buy a property themselves, 1 month in they decided they liked living there so asked for a an additional 17 months to take it to a 2 year contract.

The rental income doesn't form part of my budget for Thailand, I tend to just ignore it and at the end of the Tax year use a lot of it doing something to the house (Landscaping, new Boiler redo the driveway etc..) & the remainder is used to pay for my trips to the UK.

Oh & they probably still think I'm working in Singapore :)

I was just stating the tenants mentality and what they think

These changes make me reassess renting my properties.

I don't think I will have the cash flow to upgrade the EPC to Band C just like that. I am not sure how it might be done. I lived in one of the properties for 30 years and the other one was in excellent condition for a 1930's upgraded build. They are reasonable accommodation that I have been happy to live in myself, in fact after I had done them up, they were very lettable. The existing tenants are happy living in the properties but these changes are not worth doing compared to rental risks & returns available on cash in a bank account. The better choice seems to be sell rather be treated as a pariah.

I rented the houses because I enjoyed doing them up & providing tenants with reasonable accommodation.

I have a reasonable understanding with current tenants & them with me at the moment, that hasn't always been the case, I have experience of the problems that can arise & the costs in eviction, but b****ks, funding the capital value did not happen by accident, it cost hard work.

A blanket amendment of contractual terms by a government undermines the current scenario, and particularly contractors have become less trustworthy the more my key guys have moved on. Those properties have been source of pride to me, it does matter for example what pets are allowed to live in them if I am responsible for resolving any of their wear & tear for any next tenant with only a deposit of a month in hand to argue over. (The new rules allow pets at choice of a tenant).

Withdrawal of the capital and care I have put into providing accommodation seems worth considering.

No. Roughly £12,000. To have a decent an agent is well worth it. Money goes in bank, checks the house regularly. I have heard horrendous stories from different expats

Maybe they do hate me but they have piece of mind in that they do not have find a massive bill if something major goes awry in the house or even things like a new boiler, carpets,rotting decking, etc
