I have been staying in my Bangkok Condo I bought two years ago for six months on a triple entry tourist visa. The Visa will expire mid September. I'd like to stay six more months. Any advice.

Can I just return to Australia and get another triple entry visa or will I be refused?

Thailand cancelled issuing investment Visa's around the time I purchased.

Tightened up on the 1 month visa on arrival.

The nightmare sets in.

I only work 1 year out of every two years outside of Thailand and the plan was to spend my down time here.

Any advice on how to prolong taking advantage of my Condo would be greatly appreciate.

You didn't say at what Thai consulate in Australia you got your tourist visa. For your requirements it would be ideal if you could get a multiple-entry non-O visa, purpose of visit "to visit friends". Check with some of the honorary consulates if they would give it to you in your circumstances. Application can usually be made by mail. Start perhaps with a call to Perth.

Otherwise, it is indeed just tourist visas. A triple-entry visa, valid for travel to Thailand within 6 months from its date of issue, can give you close to 9 months in Thailand, considering that on each entry to get permission to stay for 60 days and this can be extended at an immigration office by 30 days. After that, go to a Thai consulate in the region and get another tourist visa, double-entry currently available in Vientiane, single-entry in most other places. Aside from that, you are also allowed a maximum of 90 days visa-exempt stay within any 6-month period, but visa-exempt entries give you only 30 days to stay at a time.

Previous visa gained in Melbourne and likely source for next visa also. It's my home town and I am an australian citizen.

London is also possible as I hold dual citizenship. British passport also.

Could you explain the visit friends a little more. Only real option there would be English friend with company in Bangkkok. Thai connection ended three months ago after 5 years together.

Finally, you don't I would be refused another tourist visa after already having just used one. My concern would be that it looks like I could be trying to stay here on tourist visa's. I don't want to out stay my welcome and have problems later on down the road.

For what it is worth, Hull in the UK will give a Multi Entry Non O Visa for visiting friends. No proof needed.

Do not try London.

It is illegal to post your passport and apply for a Visa while you are still in Thailand.

The Visa would be invalid and you could end up in prison.

Some members recommend going to Malaysia for a couple of weeks and sending from there, but you need someone in the UK to forward the passport to the Consulate and receive the return and post it on to you. At best this is a shady practice.

A Non O Multi Entry is valid for a year and you can make as many entries as you want with a maximum of 90 days for each entry. Meaning a border run every 90 days.

If you do the last border run the day before the Visa expires you will get another 90 days , giving you a total of 15 months.

You may be able to get in Australia , have a phone round.
