Hi a question to people who have built around Chiang Rai looking to build a 1 floor house about 160 square metres question, is it better to agree a price for the house or pay a rate by day or week to the builders ?

Although i've never build my own house but only a small shop (of course i'm not at the scene but my family handle all the stuff), its best to pay the whole work at once then paying the workers by day. They will work faster to get the loan, if you pay by day the progress is slower cause you pay them per day, sure ppl gonna take it easy and extending the job longer.

There are many posts on this forum describing people's experiences building a house in Thailand, some quite detailed.

My advice is to go with what suits you. If you like "hands on" then pay a day rate. If you can't be bothered than have one built by a builder.

I had no problems hiring tradesmen and laborers myself. I found them hard working and honest and even gave pay rises to a couple and paid bonuses to all with a large party at the end of the job.

Five years on I have had no problems that couldn't be fixed with a few hours work.

The final cost was comparable to a house built by a company, and in some cases I've seen, considerably less.

My only advice if you decide to take this path is to keep the design fairly simple.

Bulding in chiang rai

is one of my worst experience in thailand

i just do this year

and they make you really crazy people from north thai

working man are great(tribal)the problem are the thai man them boss

anyway

if you want to see all picture from the house we build

the job start 10 january 2008 and get finish and of may

but if we not control them in 2 mounth they finish already

i suggest to pay for job

because if you say one price to them

they will run for finish quickly

and the job they will do will be a shit

in this page i write in italian language

but can see 23 page of picture

from the land until the house is finish

no need registration for look the picture

if you no control when they work every days you will get a big shit

if you ceck wery well the picture

let all shit under your house and garden

wood bambu and cement

and in a future will be

full of animal

I partly enjoyed reading that because of several reasons. But! I'm not here to discuss the Casa Sergio but instead just to mention that this borderlines ethnic slandering.

Thanks for the replys thinking more about it now it may be better to pay for the full build of the house and I will supply some or all the materials for the build now the hard task of finding some good builders regards Jim

When we built our house 18 months ago we got a price from the builders who tendered for labour only. This was to include the forecourt and paths. We had excellent builders from the wife's village, who showed us examples of other houses they had built. We bought all the materials, for which Mrs.L was an excellent buyer and got some very good deals. She also negotiated sub-contracts. At the end of the day we felt we got good value, and a quality built house.

What a clever little Lannaman you are.

It is a wise man indeed who allows his Thai wife to run this sort of operation. You get exactly what you want with the minimum of fuss and without anyone's feelings being hurt because some great loud mouthed Farang isn't yelling and screaming every time something goes wrong.
