I wanted ask other people's opinion of the current rental property market situation. Is there a flood of houses at the moment? the prices they are asking can you negoitiate the price down considerably? Thankyou

You will certainly not be able to negotiate down 'considerably'. There may be an oversupply of housing for sale but certainly not for rentals. Try the Issaan.

jdinasia Posted November 9, 2008 Posted November 9, 2008 Finding houses is not that hard .. just try and be sure that you are where you want to be .... with neighbors you can deal with. Pay the whole lease up front and you should be able to get a discount but it won't be huge .. maybe 10% (and you may be able to talk them out of a deposit or at least a major reduction on a deposit.) Find the place through your own legwork for the best deals.

High season is coming and yet I am seeing better and better deals.. In fact so much so I almost considered leaving my pool place but I have put so much energy into moving in now.. A buddy trying to rent a 3 bed, detached house / villa, car port, nice walled garden, swimming pool, fully furnished.. 28k including the gardener and pool guy !!! Hes had it for sale for so long hes now given up and decided to rent it.. Its been on the rental market for a bit too !! I couldnt find anything comparable for under 40 at the start of the year.

This is just one example given in your stating that there are 'better and better' (sic) deals to be found this season. Where are the others? Not to mention, although you cite your 'mate's' 'ouse as being a '3 bed pool villa' (of which there are many, by the by ...), in what condition and particular location. Also, (and maybe I'm confusing you with another poster), but did you not state some time ago that 500 baht was by far and away a very reasonable wage for a gardener/pool maintenance man? Your 'mate' looking to make up around another fifty quid on the rent then?

Couple of visits a week (for pool) plus chemicals easily makes about the number above.. If you can get a proper pool guy instead of just a local Thai who wants a bit of side cash cheaper, your doing well. I dont use a pro I just get our developments security guard to do it on the cheap. The better and better deals are just houses I am hearing.. Thats probably the best example of a really 'under market value' deal I currently know of so I used it as an example.. Unusually for Nov theres quite a bit out there, and prices appear to be falling not rising which is more normal for the time of year.. Even the gazette (rarely the place for good rental deals) has a full page of rentals many at ok prices (like 25k for a pool villa in Nai Harn) which considering its mid Nov I would say is not how I have seen it that last few years. Mostly I was countering your snide 'fuc_k off to issan' comment and flat denial that rents are negotiable.. I know I negotiated (down over 40% from asking price) on my pad, I would personally consider getting over 40% off a 'considerable' discount.. However I am guessing from your tone you might be a landlord hence the denial and defensive attitude. To the OP, I wouldnt say theres a 'flood' of property about, and when you arrive and when you need it for will greatly effect what you can haggle, as will the standard of build finish and furniture, but there is a lot out there and if you have time to have a 'take it or leave it' attitude I would say the renter is in the driving seat. Me I have been quite happy to have zero maintenance commitment while paying <3% of the property's sale price per annum.

Anyway, I have not been able to negoitiate any consideralbe lowering of the rent unless I take the house for a year. But in the last week some of the houses have dropped their rent for 6 months by up to 30% but alot has happened in the last month.

You will need a Thai friend to help you as it is all in Thai, but you can find some good deals there as it is not aiming at the farang market. I found and rented a nice house that way a few years back. Also, don't be shy to give an offer 30% below the advertised price. All they can do is say no. Robert
