Building Cost Of A Small Condominium

Anybody have some insight/input on how much it would cost (yeah i know how long is a piece of string) to build a small structure of the following requirements:

1. Land approx 1 rai = 400 talang wah (Cost of land not included in the cost)

2. 4-floors

3. say 8-10 units per floor (most likely studio units)

4. shophouses (3 or 4) on the bottom floor, perhaps some parking also

Vague, I know, but some of you can picture such a structure. Land cost is NOT a factor, I would just like a ballpark figure on the structure built to medium-spec (whatever that means )

I mention the land size because the building would most likely be as large as the plot of land aka 1 rai.

These are for costs IN Bangkok proper.

I know some of you (quicksilva, stevero) work in the industry but prob work with much larger properties, but maybe u can give some guidance.

My guess is between 30-60million THB? Anyone?
